FabHotel Casa De Royale

The pictures on Google and social media don't match the actual property, and my stay was one of the most disappointing I've had in Goa. The approach road was unhygienic, with cows and stray animals around the premises. The rooms smelled bad and were poorly maintained, and the supposed swimming pool looked more like a stagnant pond. Casa De Royals should review its online presence and replace the misleading images with current, original photos. Misrepresentation damages trust and leaves guests unhappy. I strongly ask the management to be transparent about what they offer.

The stay was enjoyable from the moment I arrived, with warm smiles and great service. Check-in was quick and easy, and the amenities exceeded my expectations. I had a truly wonderful experience at this property.

The photos are old and don't show the current condition. Paint has come off the rooms, the curtains are stained and torn, and the bed linen is dirty and covered in stains. The surroundings are dirty too. The pool is tiny and there are no pool chairs. I wouldn't rely on Make My Trip for a cancellation refund. When I asked, they said they could refund me only after the property refunded them. I told them I'd paid Make My Trip and booked through them, so why should I have to wait for the property to refund them? I don't know the property, but I know Make My Trip, and now I feel a big company like that is fooling people.

The room and bathroom were in very poor shape when we arrived. Our suite hadn't been cleaned, the linen was dirty, spider webs were tucked into several corners, and the cupboard was falling apart. There were no hooks for hanging clothes. The bathroom was also unclean, with no toiletries beyond small Hamam soaps. We stayed three nights, and the place is a 14-room property run by just two men, who cover reception and housekeeping. We didn't get a warm welcome; the man at reception was rude and seemed keen to get his workday over with. When we asked for fresh linen the next day, we were told they didn't have enough towels and linen to change them daily, so it would be done on alternate days. We asked for the owner's name and number and were casually told he lives in Mapusa, never comes by, and isn't concerned about the hotel. Don't book based on the Google photos, because the property looks nothing like them. Staying here was our biggest mistake, and I wouldn't recommend it to families. If negative ratings were possible, I'd give one.
