At 60€ a night, this was good value for a short stay. It’s right on the Via Francigena, close to a nice coffee shop, and the town centre and some good restaurants are an easy walk away. We slept well on the comfortable bed, though a couple more pillows would have helped. The small armoire and its hangers let us do some hand laundry. The room stayed reasonably cool during the day, and screens meant we could open the windows for fresh air at night. One thing to know: the street is fairly busy, and a street cleaner woke us at 5:00 a.m. while the windows were open. The modern bathroom has an oddly arranged shower with an awkward entrance, but once inside there’s plenty of water pressure and hot water. There was also lots of shower gel and shampoo. The shared kitchen has a full-size fridge, an electric kettle, a few cups, glasses, plates, bowls, and cutlery. There are no pots, pans, or cooking utensils, so bring your own if you plan to cook. We were also surprised and disappointed that the room only came with two pods for the espresso machine, since coffee pods have been generously supplied everywhere else we’ve stayed in Italy.

The rooms are comfortable, clean, and recently renovated, and the staff are very friendly and keen to help. There’s convenient parking nearby, and the property is right in central Acquapendente. There’s no lift, and the first flight of stairs is a bit of a challenge, though that may not bother everyone. The bed was comfortable but creaked with every small movement, which made it hard for me to sleep, so I’d suggest the staff look into it. Even with those small issues, I recommend staying here if you’re visiting the area between Lazio and Umbria.

Walking the Via Francigena. The rooms were spotless, well equipped, and nicely furnished, with an excellent mattress. You can use the kitchen, and the price is very good for what you get.

A terrible experience. I booked more than a month ahead for the Festa dei Pugaloni. Booking.com wouldn’t let me add a cot for my small child, so I called. The owner asked me to book verbally and said using Booking.com was unnecessary. When we arrived, he apologized for the noise that night, as if he felt bad for not telling us what was coming. We assumed it was just the village festival and didn’t worry. But at 11:30 AM, large speakers were put right under our room window, blasting rave music at full volume, along with obscene chants from people who were clearly tipsy. It went on until 3:30 AM, when we finally called the police, completely fed up. I still haven’t received an invoice for the room.

I called to book a night for myself and my dog, and brought up the dog straight away. They seemed unsure and asked about the dog's size, whether it barked much, and whether it “breaks things.” I answered, and after a short conversation asked how to confirm the booking. They confirmed it through the property, including in a WhatsApp reply, which I have a photo of. The next day, instead of calling, they sent a WhatsApp message cancelling because of the dog. If I’d been travelling and turned up there, what would have happened? This was unprofessional and disrespectful to people who bring their dogs. Stay away if you have a dog, whatever its size. They won’t let me attach photos of the chat as proof, but the exchange can still be verified.
