The location is lovely and works well for a large family staying together. We could also easily drive to a couple of cities to visit. We book a family holiday in Tuscany each year, and this time we spent a week at Villa II Castello in December 2025. We paid around 5000 euro, then had another 500 added for heating, which wasn't included. At that price, I expected heating to be included or charged at a fairer rate. Gas cost us 3 euro per m3, while the normal price is 1,60 including charges. We only used it in the evenings and overnight while we were home, when it was very cold. The owner's past experiences seem to have led to notes posted in every corner of the house. They say a broken glass costs 4 euro, a damaged mosquito net 100 euro each, unplugging the Wi-Fi 80 euro, and stains on the bed or mattress 250/350 euro. The fireplace couldn't be used either, because some people hadn't known how to use it. There were warnings about lots of other things too. I understand that rude guests exist and some rules need to be explained, but seeing reminders in every room, corner, and cabin felt strange. The owner wasn't as nice as earlier reviews made him sound. The older man who works around the house was kind, helped us out, and even let us taste oil from the olive grove nearby.

The spacious rooms and big kitchen make this a beautiful villa for a perfect vacation. There's also a very nice 13.5 meter pool. It's a great base for visiting Tuscan towns.

The pool was cleaned every day, and everything was very well maintained. The owner was very friendly, too. Ideal for a large family, with room for up to 10 adults and 4 children. The food his mother provided was worth the €45. Highly recommended!

The pool is fantastic, and the house is well cared for, with a wonderful view over the valley. Each room has its own bathroom with a shower. Arezzo, Siena, and Assisi are about an hour's drive away. Just watch the driveway, it's quite steep. A wonderful place for a family holiday.

The owners' menu is definitely worth trying. The house itself is beautiful, comfortable, well equipped, and well maintained. I highly recommend staying here and would happily return.
