The owner kept EUR 50 from our deposit for an old broken flower pot, which supposedly had “emotional value.” We also had to pay EUR 1,000 in cash on arrival, then EUR 400 was taken out for cleaning and tourist tax. During the week, the owner and his representative showed no interest in the problems we raised. It left us feeling that collecting money mattered more than giving guests a good stay. There are some real positives. The villa is in a beautiful spot in the Tuscan hills, with a lovely view from parts of the garden. It has seven spacious bedrooms, each with AC and a tidy private bathroom. It's large enough for 14, and the location is handy, close to Certaldo and its modern Co-op supermarket, and within an hour's drive of Florence, Siena, and Volterra. But we were 12 adults there for a week in August 2024, during 38-degree heat, and paid EUR 8,000. It was a very disappointing stay. The villa is old, with dated furnishings, and the listing photos make it look much nicer than it is. Doors are hard to open and don't shut properly, and there are lots of cracks and gaps. There are no fans or AC in shared spaces, so the only cool place was the bedrooms. Much of the lighting didn't work, leaving the interior dim. The kitchen was frustrating to use. The pans are old, the oven didn't work, the dishwasher worked poorly, and the lighting was bad. The glassware was dirty when we arrived, and there weren't enough glasses or cutlery for all twelve of us. Outside, mosquitoes and wasp nests made the garden and pool area unpleasant. We couldn't use the outdoor shower, and some people didn't want to swim. The pool loungers were dirty, while the veranda and outdoor seating were too small for 12 and offered too little shade. In that heat, being outside without a proper roof was hard. The villa has potential, but with so many issues still unresolved, I can't recommend booking it.

The pool and views were lovely, and the location was great, but I wish the villa had been better maintained. The place wasn't very clean, the shower heads needed scrubbing before the water would flow properly, and even then the pressure was weak. The coffee Makineta was broken too. We told the host, but it took three days after we arrived to get a replacement. Mosquitoes were everywhere, and with the torn window screens our rooms filled up with them. We were 8 adults and 7 small children. There's a very steep staircase at the entrance, which wasn't suitable for little ones. We hadn't been told about it beforehand, and I don't remember seeing it in the website photos, so we had to keep a close eye on the kids whenever they went inside. As first-time visitors to Italy, we didn't know glass bottles had to go in a bell a few minutes' walk from the villa. The host said the instructions were on the garbage bins' door, but the translation there was poor and didn't say that at all. We only learned about it shortly before checkout, which was by 10am, when I asked when the host was coming to return our deposit. The setting and pool area are beautiful, and the view couldn't be better, but this isn't suitable for small children. For anyone visiting for the first time, bring your own garbage bags, toilet paper, dishwasher tablets or liquid, and hand soap.

We stayed here in September 2020 and had such a lovely Tuscan holiday. There was plenty of space in the villa and we felt very comfortable. The pool view is fantastic. Most nights we cooked outdoors, then ate on the veranda as the sun went down. Those dinners will stay with us.

We had a few ants, but it was nothing major, and one day the whole village had no water. We managed fine. The housekeeper was really friendly and happy to answer questions whenever we needed; she's also a chef and made us a beautiful authentic Italian dinner outside under the Tuscan moon. The villa is a gorgeous 17th century place with a small, quaint Chapel, a full kitchen, clean modern bathrooms, and a stunning pool with fantastic views. It has 7 bedrooms and, I believe, 6 bathrooms. Highly recommend.

We had a lovely stay with our large group. The villa is spacious, peaceful, and has great views. We used the old house for a wedding, and it suited that well. The rooms are large, with some bedrooms and bathrooms renovated and others less so. There were mosquitoes and ants, so bring plenty of spray. It's about a 15-20 minute drive to the nearest town and supermarket. A nice place to relax with a big party.
