A good base for getting to both the coast and Rome, with the train station only a few kilometers away. The owners are genuinely kind, and our room was bright and roomy with a lovely view. Seems like a good choice for families with kids too.

We booked months ahead, relying on the good reviews, and arrived at the agreed time to find locked doors, nobody there to check us in, and a private party going on. After looking around for quite a while, someone finally showed us a room, but it wasn't the one we had booked. The listed rooms had apparently all gone to the party guests, so we were put in a shabby attic that isn't normally offered for rent and doesn't appear on the booking site. Its windows were barred or taped shut, the bathroom was basically a cupboard for cleaning supplies, and the ceiling averaged only about 1.50 m high. It was the worst room we've ever stayed in. We can't understand why they treated us this way after we'd booked so far in advance.

The pool is small, but spotless and plenty for the few guests there. We found the place peaceful, tidy, and surrounded by greenery, with a really homely feel. The owners were lovely, and the renovated rooms had very comfortable mattresses and cool, air-conditioned spaces. A very nice spot for a relaxing weekend near the sea.

Just 35 km from Rome, and in an archaeologically interesting area with an Etruscan settlement, this place is charming and well organized. Rita and Antonio were friendly and helpful. The new rooms were immaculate, each with its own bathroom, air conditioning, and TV. Breakfast on the veranda, overlooking the beautifully kept garden, was excellent. In summer there's also a pool and a play area for children. Thank you, Rita and Antonio!
