The place felt chaotic and unmanaged. The internet barely worked, and after 3:00 PM there was no staff or help available. Even though the parking lot was empty, guests couldn't use it. The owner smoked beside reception, and the smell spread through the building from the moment you walked in. The smoking ban was regularly ignored. Staff also came into rooms without warning outside cleaning hours, disregarding privacy. They tried to charge me for damage that hadn't happened. The receptionist was regularly aggressive, and when problems came up, the owner and staff shouted at guests in front of others instead of sorting things out. Communication in English was practically impossible, and international guests were treated disrespectfully. This was an extremely unpleasant stay and fell far short of guest service standards. I strongly advise international guests against staying here. There are much better places in the area where customers are treated with respect.

We spent a whole month here as a family, and the Room managed to feel elegant and understated while still being unexpectedly comfortable. It's easy to get to the beach, the square with its shops and bars, and the center of Civitanova's nightlife on foot. Despite that location, the nights were quiet. Even someone as spoiled as me could lose track of where we'd parked. I'm fond of the family who own the Residence, so being impartial isn't easy, but I do want to thank Giorgia and the whole Happy Family for making our holiday so calm and enjoyable. Thank you!!!

The location was great, but that was about the only plus. The hosts weren't very welcoming, and it constantly smelled of cigarettes. I wouldn't recommend staying here.
