B&B La Principessa

We came to enjoy Umbria Jazz without staying amid the city's bustle, and this lovely property among the green hills of Perugia was just right for that. From breakfast and the surroundings to the comfortable beds, everything made for a really pleasant weekend. The owners made us feel so welcome and looked after, almost as if we'd gone to visit family.

We stayed two nights, over three days, with our two large dogs. When we mentioned them while booking, the owner immediately offered us a room with a big terrace. The B&B sits among pine trees, and our room stayed warm even in the bitter cold. It was clean everywhere, and breakfast was really generous. What stood out most was how kind and helpful the owners were with us and our dogs. We felt at home, had a wonderful time, and will definitely return.

The owners were very friendly and helpful, and the rooms were spacious. Breakfast was plentiful and complete, though it consisted only of commercial products. The bathroom had no bidet. Everything was clean, and the owners seemed attentive and caring. We visited in winter under heavy skies, when the location felt rather isolated. The GPS directions weren't well marked and took us to a nearby hotel as the crow flies, but getting to the property from there wasn't easy. With its greenery, shade, large outdoor spaces, and bocce court, I imagine the experience would be quite different in spring or summer.

The two owners are delightful, very kind and ready to help. Breakfast was plentiful and good, with the usual coffee options, yogurt, bread, Nutella, croissants, butter, and jam. At €60 a night for a double, the price is very reasonable. The B&B is a little out of the way, though still close to local attractions. It's essentially the villa of two lovely elderly people, with rooms on the first and second floors. The rooms feel warm and welcoming, and everything was clean and functional, but the rustic country-house decor is a bit dated and the amenities are minimal. The mattresses, blankets, and other room accessories are old, including the CRT TV. The outside stairs are awkward with luggage or children, especially if it's raining. Even getting in by car takes some effort: despite the automatic gate, you need to get out to enter the code without the front of the car blocking the photocells. A little more care with details would help, including the four dogs that roam freely. They're good dogs, but very furry. Updating the interior and furnishings could bring the property the two stars it needs for a top rating.
