I only visited to see friends. The place was very well presented, family run and intimate, with enormous rooms and a very central location.

Paid parking is nearby, and the place is right in central Fabriano. The owner is very kind and attentive. Rooms are spacious, well maintained, and especially clean, with a level of care that's rare to find. Breakfast is available, with homemade cakes, pies, and other things. Five stars well deserved :)

The room was cold again the next morning, and there was NO HOT WATER. In December, those conditions are unacceptable for a hospitality business. The Wi-Fi wasn't working, and I sent a speed test to show it. The response was, "I'm at work," followed word for word by, "what are you expecting at that price." The room hadn't been ready at the agreed arrival time, and when I found it cold, the heating took about three hours to start. Two windows wouldn't close properly, which explains the cold. I sent a video as proof, but no one offered to move me to another room. The host management was terrible. They should leave the job to real professionals.

The room itself matched the photos and was perfect, but the bathroom was unpleasant. There was a window over the shower that couldn't be opened, the toilet didn't flush properly, and rolls of toilet paper were scattered around the room. The neighbors were noisy, and we could hear everything. We booked a double room for Saturday, October 5th. Arriving at 3:00 PM, we waited over 20 minutes to check in because nobody was at the property or answering our phone. Once they finally checked us in, they gave us the access code and we could get in. Not the best experience. We were fooled by the excellent reviews.
