The beach is about a five-minute walk away, and the apartment is functional, clean, and tidy, with room for up to four people. It's in a quiet, fairly shaded spot. The bathroom is adequate, but the shower stall is tiny and the water flow is weak. The residence's parking lot is very small and awkward to use, though there is free parking nearby. Bring your own fans, definitely.

The one good thing is the sea is only 100 meters away. The apartment itself was far too hot, with no air conditioning or fans. It's so exposed that opening every window still doesn't create a draft. The bathroom is tiny and unusable: there's no shower tray, just a curtain, and the floor floods. It only sleeps four, not six as advertised. The kitchen is old, and the gas cylinder is within everyone's reach, which feels unsafe. The terrace is too small for a meal with more than two people. The owners should renovate. I'll come back to Follonica, but stay somewhere else.

There are some pluses: a large terrace, outdoor space for bikes, parking that isn't assigned, and new mattresses. The bathroom doesn't have a proper shower, just no tray or curtain, and the drain is slow. The kitchenette has a gas cylinder and burners from the 1980s.

For a two-week beach stay, the house was livable overall, but two things really bothered us. They're charging a DOG SURCHARGE!!! That's truly shameful, and it's never happened to us before. Also, one of the kitchen burners didn't work. We reported it, but they took three days to show up and still didn't fix it, leaving us with just one burner. There was no compensation for the considerable inconvenience!!!
