There’s plenty to see and do right around the hotel, with famous shops and businesses all through the central districts. The Funicular of Naples is a minute away, and Café Gambrinus takes about five minutes to reach. The staff were lovely, and so were the other Italian people we met. You can explore the districts easily without ending up far from the hotel. I’d book here again next time and definitely recommend it.

We booked four nights but left after the first because the place was unliveable. This felt like a backpackers’ place presented as something else. They wouldn’t refund the remaining three nights. After we left, they offered to return the small city tax, even though we now have to pay it at another hotel, or to give us a voucher they knew we couldn’t use because we live in Australia. I feel ripped off. I also wouldn’t trust the provider “Banby,” which manages the Residenza properties. I expect they’ll dismiss what happened and the misleading Booking.com listing in response to this review. Here’s what we ran into in just one night: - The soundproofing wasn’t adequate. Rubbish trucks, street sweepers, and reversing trucks kept us awake. The crowd and restaurant noise was manageable since we expected it to stop at a reasonable hour, but bottle collection at 3 a.m. followed by street sweepers for hours was awful. - There were spiders in the room, including one on the bed when we arrived, plus lots of nests ready to hatch in every corner. I have arachnophobia, so this was a major issue for me. Photos of the nests are attached. - The bed sheet was stained, as shown in the photo. - Rooms were very close together and joined by a narrow hallway, so there was no privacy. - The bathroom smelled bad and had poor ventilation. The whole room would stink when we returned after being out. We had to remove the key from the power to leave, so it was stuffy when we came back, too. - The window doors didn’t close fully, and nearby rooms raised security concerns. - People smoked in the building’s stairwell. - They said it wasn’t a hotel but a BnB. I’ve stayed in BnBs across Italy, and this was very different. For one thing, no breakfast was provided. - There was a stack of toilet paper at the check-in desk, shown in the photo. - The room on Booking.com looked very different from what we got: ours was much smaller, with no couch and no balcony. It had a window with doors, but that wasn’t a balcony. - The water pressure was so weak that it only trickled, making it hard to wash properly. - We got just one set of keys, so we had to go everywhere together or have one of us stay behind to let the other in. Some of these might have been manageable or minor by themselves, but there were so many problems.

The rooms aren’t large, but they’re clean and arranged thoughtfully. The bathroom stood out, modern and well kept, and the mattress was comfortable. The staff helped with what we needed. The entrance beside the gallery makes it easy to get to Piazza Plebiscito and Via Toledo. We struggled a bit with the door at first, but got it open after a few tries. I’d gladly recommend this B&B.

The bathroom was gorgeous, and the place had a beautiful feel to it. It sits right above the Galleria Umberto I, in a fabulous location. Everything was fantastic.

Luca was kind and available whenever we needed something. The rooms are modern and spacious, set in an elegant historic building. It’s an excellent base for reaching Naples’ sights on foot. Definitely a five-star B&B!
