The breakfast room waitress was kind and helpful, and the location is very picturesque. But the property itself is run down and seems not to have been renovated in ages. My room had old, holey towels and sheets, a shower tap I couldn't hold onto on the first day, and a bidet that sprayed water everywhere, possibly because of limescale buildup. Breakfast was limited, with the same cakes that seemed homemade every day and not much else to choose from. The place has real potential, and the rate is reasonable, but next time I'd rather pay a bit more to feel at home. I wouldn't recommend it.

I waited a few days for my anger to cool before writing this. We had a miserable stay in rooms that were rundown and uncomfortable, worse than a hostel, with no hot water, only lukewarm water. The towels were partly torn, the toilet seat was broken and urine-stained, the bidet wobbled, and the radiator made unbearable noise all night. It ruined our sleep and left us exhausted the next day. I wish I could attach the video of the radiator and the wobbly bidet. There was no night service. With no phone in the room and no answer at the number posted online, we had no idea how to get help. In the morning we brought all this to Reception. They said they already knew about the hot water, broken seat, loose bidet, and noisy heating, then just shrugged. To me, that fell far short of acceptable hospitality. I wanted to rest and pay the requested price, not have an experience that felt close to torture. I felt we shouldn't have had to pay at all. My other half chose a milder solution and paid with a discount, but it was only 7 euros, which felt like mockery. This wasn't about the money. I don't usually leave reviews, but this was too much. Learn how to look after customers and apologize when it's called for. I don't think you intend to learn, so I'm done. I'll never stay here again.

We had a great time on our Umbria holiday, and I'd stay here again if I return. The views and setting are beautiful, and the staff are really friendly. Our room was spacious and fairly clean. The drains need attention and the shower curtain should be replaced, but those little things didn't spoil the stay. I highly recommend it.
