The condition of the unit made this the worst holiday experience I've had. It was dirty and poorly maintained, with ugly decor, old furniture, and equipment that seemed about 30 years old. Even the TV looked like it came from 1980. Kitchen cabinet doors were hanging loose, the toilet moved and had a broken seat, and there was a basket full of yeast, a dirty towel, and dust on the closet. There were ants, no Wi-Fi signal, and no air conditioning or even a fan. The doors and windows took a lot of force to open or close. A power outlet with a loose cable and a missing lamp cover were fixed after we intervened, but Reception didn't seem very responsible and said the owner wasn't willing to spend money on repairs. After I complained, the owner offered us a meal at one of their restaurants, which was disgusting. Stay away!

They sold me hotel vouchers, then didn't answer my emails or pick up the phone when I tried to book with them. The whole experience was awful. Avoid this place.

We spent New Year's Eve at this residence and had no complaints. The rooms were clean, with an excellent lake view, and the bar staff were very helpful. It's a great residence, even for a summer stay.

The view is magnificent, which isn't surprising at this altitude, and the staff are friendly and helpful. Facilities are adequate, though a little dated. Getting there takes care on the steep, very narrow road. From the main road there are two turns: the southern one is harder to drive, while turning straight onto the northern one is a little trickier.

The residence is beautifully cared for, right down to the small details, and it's well placed for exploring Lake Maggiore. I booked an apartment for three nights, and it was clean, well maintained, and stocked with everything we could need. Every apartment has a magnificent view. The road up is uphill but manageable, and the climb is worth it for the scenery. Mattia deserves a special mention for being so helpful, kind, and friendly. I'd be happy to recommend the residence to friends visiting Lake Maggiore and might come back myself.
