The apartment is old and needs a lot of repairs. I could overlook that because of its location near attractions and the subway. But the host asked me for a 5-star rating, saying she lives only with her kids and this is her only income, even though a man was in the apartment at one point. When I asked for an invoice two months ago, she still hadn't sent a correct one. She didn't reply to my WhatsApp messages. First she sent a wrong receipt without her details, not an invoice, and said her business isn't a commercial enterprise so she couldn't issue an invoice. I'm still waiting for her to reply and send a proper receipt. Who asks for a 5-star rating without even checking whether everything was okay, and uses her kids as a reason? The apartment hasn't been repaired, and she couldn't even provide a simple receipt or invoice with her details. How low can this be? I'm really disappointed. I saw other reviews on booking describing the same major issues since 2023, including broken beds, the same story about the kids, and delays in getting an invoice or receipt, if one was ever received.

The owner told me the plumbing in the apartment had broken and suggested a bigger apartment next door. So far, so good. She also promised a kitchen, washing machine, and dryer, but none of those were there. The rooms were below ground, with a very short passage to get to them and very steep stairs, not ideal for kids. We were two families renting for 4 nights. We asked to cancel because the owner hadn't delivered what was promised, but she wouldn't agree. Very disappointing!!!!

The apartment was spotless and neat, with a working elevator, and it's in a great location near the Vatican, just steps from the metro and good restaurants. The service was excellent. They even picked us up at the airport. We missed our flight, but the manager kept in touch to find out how she could help us. That was so kind. We had a great stay!

The apartment itself is fine, but the host misled me about the receipt. She doesn't deserve a reply.

I booked for the company I work for and checked beforehand that I could get an invoice or receipt for the stay. Otherwise, I'd have chosen somewhere else. The owner, Elisabetta, confirmed she'd provide a receipt and specifically said her business wasn't a commercial enterprise. After the stay, I followed up repeatedly but got delays that turned out to be unfounded. It took 13 days and numerous reminders, with help from Booking.com support, before I finally got the receipt. The experience was thoroughly unsatisfactory and unprofessional. I would absolutely avoid staying here in the future.
