For 300€ we booked two nights for three people, but on arrival the owner said we owed another 30€ in soggiorno tax. He wouldn't take a card, so we paid cash and got no receipt. The room was only 7sqm, with one wardrobe and no table or luggage space, so we kept tripping over our bags. The sheets were filthy and stained, though the towels were clean. One roll of 1-ply toilet paper wasn't enough for three people over two days. The bidet didn't work, and the bathroom handle fell off several times, so we had to be careful opening the door. There was no warm water for our stay, despite being told to wait a little. We couldn't shower for two days, and warm water only came just before checkout. They advertised breakfast, but served it on only one of our two days. This place wasn't worth 330€. Not being able to take a warm shower, a basic necessity, made this the most awful experience of our lives.

They offered free breakfast when we booked, but we never saw it. The check-in wait was an hour in the hot sun, and checking out took another hour because nobody was at the hotel. We had to leave our bags locked in the room and were then charged for “taking the key.” They also wouldn't let us use the common area or toilet while waiting for our bus after checkout. A terrible, inhospitable experience.

The room is modern, the kitchen is fine, and there's an elevator. It's close to Tiburtina, and I don't regret booking here.

The location near Tiburtina station, with excellent public transport connections, was a major plus. The property was comfortable and well maintained, and the room and amenities were excellent. We had a complicated problem caused by a third party, and the manager handled it quickly with real professionalism, competence, and humanity. A very positive experience.
