The location is excellent, right in the heart of Rome and close to the main sights. The apartment is nicely decorated, and the washing machine could be handy for a longer stay. But our stay was disappointing, and we felt cheated. We booked and paid for five nights, expecting air-conditioning so we could rest after days in the boiling city. We left after the first night because the bedroom was unbearably hot. The mobile unit's hose has to go out the window, so you have to leave it open; in hot summer weather, it doesn't cool the room enough. We weren't offered any compensation, so we lost the money for the other four nights. The place was also smaller than the pictures on the web and Booking.com made it look, with barely enough room to open our luggage. And the bathroom water was either very hot or very cold, with no steady temperature.

Avoid "Dimora al Colosseo". They invalidated our card and cancelled our Booking reservation the night before our stay without warning. The property handles the payment, so it makes no sense to mark the card as invalid. We updated three different valid cards, and none were accepted. It felt like a deceitful, dishonest, and immoral way to cancel our booking and raise the price. Of course, they haven't replied to any of our messages.

The apartment is in a 12th-century building, with Santa Maria Maggiore just 200 m away and Domus Aurea 600 m away. The Colosseum is 800 m from the property, while Quirinale and the Roman Forum are each 1.1 km away. Rome Ciampino Airport is 13 km away. Inside, there are two bedrooms, a kitchen with an oven and toaster, a bathroom with a bidet, and a flat-screen TV. It also has free WiFi and garden views, and you can rent a bicycle there.

The central location was the one good point for me. The apartment itself was in poor shape: the fridge didn't work, and the leaking sink faucet left water on the floor. It was also very hot, and the air conditioning was much too noisy to use. On top of that, they charged over €200 on arrival for taxes, electricity, and gas. I wouldn't recommend staying here.
