Episcopo Lipinsky Bed Breakfast

The Lipinsky art in the flat was wonderful, and arranging breakfast treats or evening appetizers through them was a fun touch. The owner/manager was very helpful and lovely. We were there with our two kids, ages 9 and 11, and the grandparents, and all of us enjoyed the stay. It's close to the busy areas but tucked away on a quaint, quiet little street. I hope we can come back.

The location was good, about a 10-minute walk to the Spanish Steps and piazza del Popolo, and we liked the old-fashioned look when we booked. But the place was dark and damp, very old, and nowhere near luxury. The room was small, the bedspread didn't seem clean, and there was no quilt or blanket. We got one towel and one hand towel each for four days. The shower had two settings, scalding or freezing. We were on the third floor with three rooms sharing a table and outdoor chairs. The old, rickety lift got us there, and Miguel kindly carried our bags up the 1.5 flights of stairs. The view was just okay, and didn't look like the website photos. The booking and payment were frustrating. It was meant to have free cancellation, but they charged my Visa the day I booked. They also took one extra night's payment after we'd changed the stay from five nights to four, and I had to ask for the money back. Miguel offered breakfast instead of a refund and wasn't happy when we declined. There was a coffee machine, but no water, milk, glasses, or cups, despite the listing mentioning tea and coffee facilities. It also said toiletries were provided, but there weren't any. At close to $300 a night, I wouldn't recommend it.

This felt and ran like a hostel, and I wouldn't pay more than $50 a night. The owner controls the old, broken AC, which clattered loudly, as well as the towels and espresso pods. The rooms are worn out, with peeling paint, mildew, and dust. Worst experience ever.

The rooms were clean, nicely done in a very typical style, and well placed between Spagna and Popolo for exploring the city. Try Restaurant Edy on the little street leading to the B&B, it's worth a visit.
