The Expedia listing promised free parking on site, but there wasn’t any. I had prepaid for one room and was given a much smaller one. The owner didn’t reply when I asked for reimbursement for the parking costs and the difference in room price. Thank goodness for credit card dispute services. If you go, verify all the details!

We had the worst nights’ sleep during our two-night stay. There was no hospitality at all. We never saw anyone, and when we contacted the owner, he was rude and denied responsibility or any understanding of how accommodation works around the world. The room was dirty, with dust, dirt, and toenails behind the bed. We moved it away from the wall so I could avoid being squeezed against it and reach the only plug near the bed. The room was so narrow I could touch both opposite walls at once. Despite being advertised as a King room, it had a single bed that the owner said was suitable for two. It wasn’t, and I don’t know what world he lives in where a king-size bed is smaller than a queen. The air conditioner barely cooled the room, mainly because something behind a locked cupboard was generating heat. Bathroom lights on sensors switched off too quickly, and the entrance light came on randomly, lighting up the bedroom while we were trying to sleep. I wouldn’t recommend this dreadful place to anyone. It’s hard to know what to call it, since it’s neither a hotel nor a bed and breakfast. No doubt the owner won’t accept this bad review, but here it is.

After five weeks travelling around Italy, Croatia, and Spain, Fabrizio’s Rooms was by far the worst place we stayed. The king room was small, with a single bed that wasn’t big enough for two people to sleep comfortably. The owner was rude and took no responsibility for anything. You never get to meet them since they only communicate by message, and that can leave you waiting outside the building for a long time. My advice is to book somewhere else.

The host was unhelpful and indifferent. We asked for a bed for two and were told we could pay to upgrade. The mattress was only 120cm wide, smaller than a double and not enough for two people. We couldn’t even fit both pillows on it. What a scam. For a two-night stay, there were just two small paper coffee cups and no glasses. The chips in the minibar had expired, and the air conditioning hardly helped. Without a good night’s sleep, your days in Rome will be exhausting. There were no bad reviews when we booked, but now there are lots, and for good reason. Booking.com shouldn’t let this single bed be booked for two people. Don’t stay here.
