Hotel Villa San Pio

The rooms are a bit dated, but absolutely spotless. Service was outstanding throughout our stay, and the inner courtyard garden is charming, probably even nicer on hot summer days. It's a peaceful, quiet place to return to after crowded, busy areas. I'd highly recommend it. There's truly nothing negative to note.

My room was nothing like the pictures, more like a damp, dark dungeon on the ground floor. It had just a bed and a table, two bedside lamps, and a standing lamp tucked in a corner. You had to crouch under the table to reach the foot switch for the main light. The AC didn't work. There was one window by the entrance for fresh air, facing the passage between reception, so every arrival or departure felt like sleeping in a train station. The shower had black stains between the tiles. Service was poor as well. When I said the AC wasn't working, they simply replied that every room has AC, which was plainly untrue. I tried asking the next receptionist, got the same answer, and was told they'd check. They never did. I left after one night. I paid over 200 euro, and nothing was as advertised. Maybe you get a pristine room as advertised if you're lucky, but I got the wet, dark dungeon.

The location is great, near the city center and close enough to walk to beautiful monuments and attractions. Breakfast was rich and delicious, with plenty of choices. Our rooms were spotless, and housekeeping changed the towels every single day, which I really appreciated. The staff at Hotel Villa San Pio were incredibly kind, polite, and always ready to help with anything we needed. It was a wonderful stay, and I'd highly recommend Hotel Villa San Pio to anyone visiting Rome.

I had a lovely, spacious room looking out over the inner courtyard when I stayed here in 2025, right alongside Circo Massimo. The food was great, and so was the wine. The waiters were friendly, genuinely helpful, and kind. Thanks very much, lads. May God be good to you all.
