The house and its location are great, which makes the condition all the more disappointing. It was humid, and when we came in October the room felt colder inside than outdoors. The owner provided heat only until midnight, so the rest of that night was freezing. After we complained, we got proper heating the second night. The mattress was old and uncomfortable, and the bathroom hadn't been cleaned properly, although the rest of the room was reasonably clean. Buses into town are convenient, but there aren't any after 8 pm.

I really enjoyed my stay. The room was spacious, with a generously sized bathroom, and the simple decor was lovely. They even left some snacks for the morning. There’s a nearby bus stop, Pisa is just a stone's throw away, and on the other side there's a large supermarket and a great pizza place. The setting is unusual, with nature, a river and a church all close by.

We found the owner easy to reach on WhatsApp in either Italian or English, which was handy. He sorted out a small bathroom issue and gave us breakfast for free. The room was clean and ready for us. There was no AC, but a ceiling fan kept it comfortable enough for sleeping even with temperatures above 35 degrees outside. It's about a five-minute drive to central Pisa, and you can park for free right at the hotel. There's also a large free parking area 1.6 km away, with a ten-minute walk from there to the leaning tower. I'd recommend it to anyone looking for a safe place to leave their car for free near the center.

My room was lovely and clean, and the staff were all really helpful. I arrived late, but there was some food available along with wine and beer. Breakfast was included, with cheese, ham, cornflakes, toast, tea, coffee and juice. The setting is scenic and peaceful, with a relaxing outdoor area behind the church. I walked about ten minutes from the bus stop, but watch out: there's no footpath for 400 metres. It's a few kilometres from the center, though buses run there regularly. I'd happily stay again.

The photos on Booking made the place look better than it was. We paid over €100 a night without breakfast, and the quality didn't justify it. The bed was deeply uncomfortable, the furniture felt very cheap, and there wasn't even a hook in the bathroom for towels. We slept badly. No staff member was around when we tried to leave the next morning. We had paid for two nights, but after that first miserable night we left and lost the money for the second one. At €50-60 a night, it might have been okay. I can't recommend it.
