The air conditioning worked really well, and the B&B was lovely and much quieter than I expected.

The location is right in the center, which is excellent. But our ground-floor room was practically a garage, with damp walls and poor cleanliness. I don't think a room like that should be certified. Absurd, and an experience I'd rather forget.

We booked through Booking.com thinking the place was near Milan. I hadn't checked the address when I asked about parking, and only on the day of our one-night stay did we realize it was in southern Italy. There's another establishment with the same name near Milan, which caused the mix-up, and this one was nowhere on our route. We asked for a refund even though the booking was non-refundable, since that was still up to the establishment. The owner refused to return the money for that single night. She didn't seem customer-oriented, and it felt like she was taking advantage of our mistake as tourists. It's unfair to profit from that. Avoid this place.

The gentleman who welcomed us was very kind, and having a TV and air conditioning in the room was useful. The ceiling was beautiful too. But our quadruple room felt barely big enough for two, and the bed was just two uncomfortable single beds pushed together. We arrived at a huge white door with a “B&B Via Roma” sign and thought it was the entrance. It turned out to be one of their apartments, with two people inside, so we apologized and waited for the gentleman to let us in. We told them straight away that we needed to leave at 6:30 the next morning. They said we'd have to call the lady about breakfast and make it ourselves. There were two coffee pods and a couple of snacks, enough for a bite before leaving. But despite calling several times about the breakfast included in the price, the lady didn't answer after check-in or call back. We finally left at 7:15, and the breakfast table was still empty, without even a pastry or milk for the coffee. The bathroom had a smell, and its sliding “door” was ridiculous. It covered the entrance but didn't sit against the wall, leaving open sides where you could see and hear everything. It gave some visual cover, like a thin curtain, but no privacy. The lighting was barely there, though the ceiling looked lovely.
