There are 4 rooms, and Pellegrini Letizia lives there. She also has the property “bed and breakfast la stazione Valmontone”. Both places are in Valmontone.

After several hours on the road from Trentino, we arrived tired and on time, with two medium-sized dogs as I’d explained when booking by phone. The lady had quoted a price and asked when we’d arrive, but when we called, she sounded annoyed. I asked if there was a refrigerator, and she snapped that it was broken. When I politely asked her to come over and speak to us instead of staying on the phone, she said she had no time to waste and would have to stay up all night tidying if she came, which made it sound like the room wasn’t ready. She kept saying she hadn’t seen the dogs and told me, arrogantly and curtly, that we could leave if things didn’t suit us. I hung up speechless, then warmly congratulated her on such a welcome, which was extremely rude. Five minutes later she called back. The garden was overgrown and unkempt, and the room looked like a garage converted into a room, with a fan on. She repeated that we could leave. Is this just how she behaves? Is this how customers are treated? Pets are either allowed or they aren’t. My dogs would have behaved better than she did. I’ll say no more.

I haven’t stayed here, so I can’t judge the property itself. I called the contact number on the website for information and had an unpleasant conversation with a rude lady. She even told me, “I won’t give you the room anyway,” when I was just asking a question as a customer. I’m glad I didn’t book online, because who knows what kind of welcome we’d have had. Other reviews suggest I’m not the only one who came away with a bad impression.

After driving more than 400 km, we arrived to find the room not ready and had to wait in the sun. The lady was rude on the phone and in person. She first said I could stay, then took it back because she had doubts about our dogs, even though we’d told her about them when booking. She hadn’t even seen them, so she couldn’t know how they’d behave. When we asked about a refrigerator, she got furious and said we could leave if we didn’t like the room. She kept repeating that we could go, using that as a way to turn us away because of the dogs. That’s no way to welcome a tourist. I told her the place could only operate because people stay there, and she should be glad anyone still chooses to come during a difficult time for everyone. The building looked abandoned among overgrown vegetation, and at first glance the room seemed to be a converted garage. It was a dreadful experience and a terrible welcome. We had to extend our trip and find somewhere else to stay.

The property is excellent, and Letizia, the owner, is very kind, honest, and manages it well. I read the review about her, and maybe the woman was having work problems, whatever the reason, but that has nothing to do with reviews of a stay. After reading what she wrote and where she posted it, I imagine the owner quickly realized she was someone to avoid. I’m not surprised she didn’t want to deal with her; she did the right thing. GO PATRIZIA BELVEDERE, ALWAYS NUMBER ONE, AND REMEMBER, OWNERS HAVE THEIR DOGS, NOT PEOPLE. Where did that woman come from, the caves?
