A fantastic location and probably the best value you’ll find for a budget room in Venice. The room wasn’t fancy, but it was relatively clean. One catch: after checking out, you can’t use the bathroom when you come back to collect your luggage.

There’s a water bus stop very close by. From the train station, take the number 1 to S. Silvestro. The hotel is within easy walking distance of Rialto Bridge, where you’ll pass good canal-side restaurants and lots of shops. Getting there at night can be tricky because it isn’t well marked or lit. From the stop, follow the path around the front of a building, then around to the other side. Take the first alley back toward the canal on your right, and it’s the first door on the right. I added a map showing the route. I’d read mixed reviews and decided to try it. The listing says it’s on the water, which is a little misleading: it’s close, but you still have a short walk through an alley. The air conditioning description is also not quite right. There’s a unit with a circulation fan, but no cooling; the thermostat only offers heat and fan. We opened the big window, but the neighboring building was so close we never felt a breeze. It was actually cooler outside the building. If you open the window, bring bug spray because mosquitoes will find you. The view from the window is just a wall of another building. To be fair, several Venice hotels claim to have air conditioning but have the same setup. There was some black mold in the shower area in room 3. The floor had deep chips and cracks in several places, rough on bare feet, so bring flip-flops.

The hotel was quiet, very clean, and spacious, just a few minutes’ walk from Firenze SMN and right in the center. Staff were helpful, friendly, and accommodating, and spoke fluent English. Breakfast was included and superb. I’d recommend it to friends and family. And yes, you can use the toilets after checkout too, just ask politely.

Breakfast was good, with croissants and coffee, and the room was okay, though the shower was tiny. The place is tucked into a corner of an alley that felt a little shady at night. Check-in was strange too: instead of meeting a person, we were greeted by someone on a screen over Skype.
