This residence was extremely average. Most things in the apartment were subpar, and the fridge was small. The upstairs second bedroom doesn’t have full-height clearance, so you have to crouch to move around. Also, the lift only reaches the third floor, not the fourth.

The location is excellent, about three blocks from St. Mark’s Square, and the elevator opens right at the apartment door. We stayed in January 2026. The room was spotless and very spacious, with recently renovated furniture, a hot shower, heating, and a TV. Right next door are what we think is the best tiramisu in Venice, plus some very good restaurants at reasonable prices. It was 3 degrees Celsius outside, but the room was warm. The only reason I’m not giving five stars is that there was a slightly odd smell when we arrived. I think it came from the bathroom drains, which is normal in Venice. After about five minutes, once you’ve used the bathroom or taken a shower, it goes away.

The upgraded room was lovely, comfortable, and had no smell. The single room we’d booked was nicely furnished, but the odor was so bad we left it. Maybe it was a temporary issue, I hope so, and that’s why I didn’t rate it lower. The location near San Marco was excellent. We weren’t given a warm welcome, which I don’t enjoy, though it seems common these days and it didn’t really matter.
