The location is excellent, above the Anda Resort, and with a car it's a good base for sightseeing around Izu Kogen. Our room was spacious, comfortable, and had a great view. We stayed two nights without meals. The place allows pets, and the Japanese-style room has carpet, so footsteps aren't an issue. A cage, basic pet supplies, and other amenities are provided. The shared toilets are old-fashioned and outside the rooms, but there are only six rooms, so we didn't have to share with other guests. The main problem is the bath. Both baths were filthy, with lots of dead insects and black, slimy buildup around the edges that looked like scrub-able dirt, not mineral deposits. The men's bath could fit two people, while the women's was only big enough for one. In the women's bath, the hot-water tap was broken or left running, sending very hot water out constantly. It was wasteful and hot enough to burn children or older people. The sign says the spring water is mixed, and if managed properly, it could be good water. This isn't a free-flowing hot spring. The cleaning throughout was haphazard. The building, baths, and rooms weren't cleaned during our two-night stay. There was just a towel rack, and no water was replenished. The car park and garden were also neglected, with trash left behind. Staff came to the parking lot when guests checked in, but didn't seem to clean up. At reception, you call a number and a car comes from the ANNEX building of the same chain below. The staff were foreigners who spoke fluent Japanese, but their work was still careless. They also didn't ask to see vaccination or rabies vaccination cards, which should have been required. I suspect this was once a good resort. Livemax Resort seems to have bought a wonderful building, location, and hot spring, but the management has let it fall into a sad state. If staff from different cultures are going to work here, they need regular, clear guidance so they can do the job comfortably and preserve these buildings for future generations.

We rented the whole building for a group trip because the price was so low. At the time, we thought it might be incredible value, but it turned out to be a memorable ordeal instead. The plumbing was the worst part. The shower barely had any pressure or flow, so washing your hair felt like a training exercise. The spring water was far too hot to use, and its broken faucet meant we couldn't add water. And the toilet wouldn't flush, so we had to use one at a nearby facility. The booking site said we could use the restaurant and kitchen, but both were locked. Apparently “free to use” just meant we were allowed to look around, so we had to quickly change our meal plans. The internet was another odd feature: the signal kept dropping, and the Wi-Fi was practically unusable. Being in a natural setting also meant we got plenty of insects, including spiders, stink bugs, and cockroaches. Nature fans might enjoy an impromptu insect-watching event, but it was a lot for us. I expected some inconvenience at such a low price, but this was unusual. If comfort is what you're after, I wouldn't recommend it. If you want a stay you'll have stories about, you'll remember this one.

We brought our dog on a family trip and booked a dog-friendly room with breakfast and dinner. The meals came as Izu's greedy Shokado bento boxes, and they were fantastic and really filling. For the price, it was excellent value. The room had a dog cage and toilet mat, and of course there's a hot spring bath. The entrance is a little tricky to find, but that's a small issue considering the cost. We'd like to visit again.

I was really happy with the whole stay, from the food and room cleaning to the staff service. Having an indoor dog run was a nice bonus too.

During our stay, the hot spring couldn't be used because the water supply stopped. I was affected, and other guests seemed confused and distressed as well. The toilets and sinks stopped working too, leaving people waiting 2-3 hours without a solution. There'd been no advance explanation or warning that water might be shut off. My elderly mother was in the hot spring when the water suddenly stopped, and she was burned by the extremely hot water that came through. I'm very concerned about both the lack of warning and the response to this accident. I sent the message below directly to the hotel, but never received an apology or any reply. Dear Sir/Madam, Thank you for your hospitality during my recent stay. I'm deeply concerned about what happened. Since the hot spring is a major feature of your facility, not being able to use it because of the water outage was extremely disappointing. Other guests were also confused and distressed. The toilets and sinks stopped working, too, and people were left waiting for 2-3 hours without any solution. No one had warned us this might happen, so the sudden outage caused a lot of inconvenience. My elderly mother was burned when the water stopped while she was in the hot spring and extremely hot water came through. I'm very concerned about how this accident was handled and the lack of prior warning. Given what happened, I'd appreciate an alternative such as a discount or a free stay at another hotel in the group, rather than a full refund. We need to monitor the burns, and may ultimately have to consider legal action. Please confirm these points and respond sincerely. Sincerely,
