Those stairs were the one real drawback. They're very steep, though manageable if you're under 50 and don't have mobility issues. The manager was nice and accommodating. The inn has an old feel and doesn't come across like a standard hotel or B&B; it wasn't touristy, which gave it a more local atmosphere. The location worked perfectly for us, a little way from the city centre but near bus stops and Tofokuji station, just one stop from Kyoto station.

There's a free parking lot almost next door, and the place has pots, pans, seasonings, towels, detergent, tea leaves, and more. It felt as comfortable as staying at home and was excellent value. Guest rooms are upstairs on the second floor of an old detached house; downstairs, the real estate agency also serves as the front desk. The house sits at the top of a steep hill, so it's six minutes to the nearest bus stop and nine minutes on the way back. The stairs are steep too, so it may not suit someone with weak legs.

You get an older, run-down place with older equipment, but it gives you a taste of Japanese home life. If you don't like impersonal hotels, you should be happy here.

The rooms are on the second floor, reached by very steep stairs. With my leg and back problems, I couldn't have made it up without a cane.
