The location was very handy, close to the train station, and having a washer in the room made laundry easy. But getting into the property was a scramble. We got no check-in instructions on arrival day and only managed to enter because the cleaners happened to be there and contacted the owners for us. There was no elevator, which was a struggle with our large suitcases. The room smelled musty, too, and the carpet had several stains. We bought an air freshener to make it more comfortable. We stayed in November 2025.

4/10
The room was poorly soundproofed, and the facilities felt outdated. Four railway tracks run right outside the window, with trains passing so often that there was almost no quiet. We stayed 10 nights and got no service at all, no cleaning and no restocking of basic supplies, even after asking several times. Not worth the price.

The river view from the room was lovely, and the room itself was spacious and exceptionally comfortable. It's a cute, affordable place, just a three-minute walk from Tofukuji Station.

8/10
The room was spacious enough, and checking in and out was seamless. It's easy to reach from Tofukuji station with a short walk over flat ground, and there are plenty of food spots and convenience stores by the station for essentials. Our room was on the third floor, though, and there was no elevator, so that's why I'm giving it four stars.

Finding the place was easy since it's just a short walk from tofukuji station. The room was clean, roomy and had everything we needed: a TV, fridge, washing machine, microwave, air-conditioning and kettle. The one downside was having to carry our suitcases up three flights of stairs to the third floor because there was no elevator.
