The highlight for me was being so close to Tsukiji fish market and meeting the famous Ms Pam, who was very kind and accommodating. The neighborhood is quiet, with the Hibiya and Ginza lines, several bus stops, and convenience stores within walking distance. The rooms are clean, new, and not too small by Tokyo standards. There’s no clothes dryer, but laundry dries quickly on the balcony thanks to the AC exhaust, and the bathroom has a clothes-drying ventilation function. It’s really worth the money, and I’d stay again if I wanted to keep exploring this part of Tokyo.

I spent five weeks at the property, and I want to thank Ms Pam for her help. The unit was clean and well kept, and having a washing machine was useful. There’s a convenience shop around the corner, with nice places to eat all around. The location also gives easy access to everywhere. A few additions would make the place better: more shelves for folded clothes, a second chair since there’s currently only one, and a long mirror so guests don’t have to go to the bathroom to check their outfit.

I checked out and later realized I’d left my branded shoes in the shoe rack. I asked the team to look, but they said they hadn’t found anything, and that they would notify me right away if anything had been left behind after checkout. It took the cleaning team two days just to confirm. Maybe the cleaner or the next tenant took them, but with proper cleaning management, this shouldn’t happen. I’ve left things at hotels before and always managed to get them back, sadly not this time. The cleaning team and management don’t meet Japan standard.

We chose Dash Living for the location near several stations and its positive reviews. But our October 6 to October 11, 2025 stay, at $300 USD per night, was a complete disappointment apart from the location. There was construction at the neighboring building starting at 8 AM, which disrupted sleep for light sleepers. We couldn’t find any mention of it on booking platforms. The apartment felt cheaply furnished: thin towels, basic conditioner and shampoo, an iron, and a hairdryer, with no trash bags. At $300 USD a night, that felt unacceptable, even if it’s standard for Japan. Elsewhere, we’d expect much better amenities at that price. The 1.4-meter-wide bed was uncomfortably narrow for two people of average build. The room was poorly cleaned, with dirty curtains, cabinets, and floors. Housekeeping and towel changes weren’t included in the rate. There was a washing machine, but no dryer, so we weren’t sure where to dry laundry. Service was just as disappointing. The support team sent robotic, generic replies like “Thank you, we’ll try to resolve it” without offering a solution. The toilet flush broke during our stay, and despite our complaints it was never fixed. Support kept making empty promises. The facilities, location, and cleanliness standards didn’t match the price for us. It felt like a budget option charging premium rates. Unless location is all you care about and you can tolerate low standards, I’d skip it. The amenities, service, and overall quality make it hard to recommend.

We enjoyed our stay overall. The apartment had good facilities, and it was nice to have a washer and dryer. Family Mart is just down the street, with bus stops and Tsukiji train station nearby. The bed squeaked a lot and could use new pillows. There was also a construction site next door, so it got noisy around 7-8am.
