The location made getting to Disneyland convenient, and the hotel was well soundproofed. It has the same basic amenities as its competitors but at a more reasonable price. Laundry is cheaper too, though the dryer isn’t very powerful. One of the best hotels I’ve found in Japan.

A heads-up if you arrive by car: the parking lot vehicles may block the main entrance from view, so keep walking farther in and you’ll find it. I found the room clean and mostly quiet. There were occasional noises like floors or walls bumping, but they didn’t bother me. Lawson and FamilyMart are nearby. I had a good stay and would recommend it for solo travelers. The staff were helpful, and the room was okay.

The room I booked wasn’t provided, and I couldn’t stay in it because I have breathing problems in smoking rooms. They wouldn’t honor the original booking or give me a refund. I’ve been to Japan four times, and this was honestly my first truly terrible experience there. They also made a point of saying they couldn’t safeguard valuables if I left a bag, which I’d never heard before in Japan. I skipped the hotel and stayed next door instead. Glad I did. I’ll never stay at Live Max.

The room was clean and the WiFi worked, and the staff were helpful. There isn’t much to do right around the hotel, but it’s near the station, so you can take the train wherever you need to go. They also have LUUP scooters out front if you’re lucky.
