The spacious rooms have balconies, there’s well equipped furniture, and the rooftop swimming pool is a plus. The security guards and cleaners were friendly. But my experience with building management was bad. They deducted 20%(240$) from my two months’ deposit without my consent, and didn’t explain in detail why I had to pay for damaged parts of the house. In my experience, usually 10% is a reasonable and acceptable amount. Getting to the city center isn’t easy because the accommodation is near Phnom Penh Airport. Some Chinese tenants smoke in the elevator, alley and rooms. Some tenants block the driveway in the parking lot even with security guards controlling it. Almost all the rooms are empty because many landlords can’t rent them out, and sometimes that made me feel unwell and afraid of ghosts. There are occasional blackouts, so you need to prepare for them yourself.

I found the place clean, with what I needed to prepare a meal, and the rooftop pool looked great. The gym is a decent size too. Breakfast was very basic, though enough to get by. My main concern was the broken lock on the sliding balcony door. Even if it worked, I wouldn't trust the cheap, flimsy lock with valuables, and there wasn't an in-room safe.

We booked it for the night before our flight abroad, and it worked well for an overnight stop. The apartment was quiet, fairly empty, clean, and had all the amenities. Getting into the city takes a while, and finding a taxi can be difficult. PassApp, Cambodia's version of Uber, is a good option.

I visited twice and was impressed by the facilities, service, and how easy and safe it felt to get around. It's about five minutes from the international airport and wasn't noisy. This is a fantastic freehold development by a reputable Japanese developer. Looking forward to Lion Mall opening across the road!
