OYO 426 Villa 45

The rooms are spacious, good quality, and feel luxurious, and the pool is wonderful. Staff were helpful. But the bedsheets and pillowcases often weren’t cleaned properly and had stains. Some family rooms are several flights of stairs up, which is extremely inconvenient with small children or elderly people. They also rent out the reception for events. When that happens, loud music can go on until the early morning, making it hard to sleep. Aside from those issues, it’s a well-rounded resort.

We spent one night at Villa 45 Balapitiya last weekend as a group of 22, and it made for a memorable getaway. They arranged a river safari in a boat with room for the whole group, and everyone really enjoyed the thrilling trip. The villa is lovely and peaceful, a nice place to unwind and spend time with friends. Rooms were clean and comfortable, the pool was excellent, and the food on our full-board package was consistently delicious. The staff were exceptional, friendly, accommodating, and always ready to help. We’d definitely like to return, and recommend it to groups or families looking for a relaxing stay with warm hospitality.

The food was flavorful and arrived on time, so we never had to wait around. Rates are reasonable and feel like good value for the facilities and service. Villa 45 Balapitiya is a great place to spend quality time with family or friends. The private setting, pool, lush garden, spacious rooms, and welcoming lobby were all clean, organized, and well maintained. A great spot to relax and have fun together.

There’s plenty of space at Villa 45 Balapitiya, making it a comfortable place for a relaxed family stay. We had a wonderful time there last week. Everyone enjoyed the large, well-kept pool, and the staff were friendly and provided excellent service throughout. We’ll definitely come back. ♥️
