The bathroom setup was awkward, with a huge bidet in the way, and the old sofa wasn't comfortable. There was barely any soft furnishing beyond two dirty dining room rugs. Better curtains, rugs, and pillows could help with both drafts and outside noise. The curtains in the bedroom didn't cover the windows, so light came in from next door, and the main window had none at all. The windows had no frames and did little to block sound or outside temperatures. Even the front door felt like an interior door. A dead cactus seemed to sum the place up. It was cold, bare, and had the feel of a college dorm. I stayed one night, then politely let them know I was leaving. I was prepared to lose money because of the strict cancellation policy, but even though I left around 10 a.m., giving them plenty of time to get the room ready for someone else, I was charged for the two remaining nights. If the same thing happens to you, it sounds like you have no recourse. There were very few photos available, which should have been a clue. The place was pretty grim and disappointing. If you only need basic accommodation, there are better and cheaper choices.

The family room suited us perfectly, and the apartment-style unit was very spacious. We stayed last week with my wife and our five-year-old daughter, and the location was just what we expected. The restaurant was delicious too. There isn't air conditioning, so we slept with the windows open. Since there were no bug screens, all three of us got mosquito bites, and my daughter ended up with more than ten. Apart from that, we had a great stay and were glad to spend a few days in Coyoacan before heading to another neighborhood. Just keep in mind that this is more like an apartment, so daily housekeeping and amenities aren't what to expect.

The location is handy for walking around Coyoacan and makes Uber pickup and drop-off easy. The beds were actually quite comfortable. I stayed for a week, though, and wouldn't come back. Travelers deserve fair value, and the many things that went wrong are worth mentioning. Other reviews sound different, so expectations and tolerance may vary. If you don't care about cooking or basic amenities and can handle a lot of noise, it might work for you, though I think a hostel could offer something similar for much less. Noise was constant. Two dogs are kept next door and bark through the day. The neighbors on the other side of the shared wall seem to run some kind of household manufacturing operation, with a grinder and long stretches of hammering. Music and conversation from the cafe, plus activity from the yoga studio, carry upstairs. Street musicians come into the cafe and keep playing until people pay them to leave, and the cafe management does nothing to discourage it. Outside, there are the usual Mexico City sounds, including loudspeaker trucks and vendors calling out what they sell. The stairs make this unsuitable for elderly guests or anyone with mobility trouble. There are three flights of spiral stairs without a handrail. They're cute and cleverly designed, but not practical for carrying things, and can be risky after a late night. They wouldn't meet building or safety codes in the states. This is called a bed and breakfast, but breakfast isn't included. The cafe downstairs is a separate business, so guests have to sort out all their own food. The kitchen is nearly useless for cooking or even preparing simple food: it has one pot and a small dish towel, but no kettle or microwave. Drinking water comes from a filter on the second floor, and its container was empty more often than full because the yoga studio and other apartments share it. There was no hot water at the kitchen sink. The showers did get hot, but only for a limited time. The kitchen and bathroom tile floors also needed a proper routine scrub. We got one bathroom towel each for the whole week. I had to ask three times for clean ones, and they finally arrived after five days. We had a similar issue with toilet paper. If that happens, there's some in the cabinet in the water filter room by the second-floor yoga studio.

Yaneth and Roberto were really helpful when my flight was badly delayed. The location is great: the Mercado, restaurants, and the lovely Muri Muri cafe are all walkable. There's also a cafe downstairs if you don't feel like going out. I wish the room had a few more things, like a hairdryer and filtered water each day. As other guests mentioned, the bed was hard. During the Dia de los Muertos noise, a neighbor's dog barked nonstop for hours at night. There were no ceiling lights, just three dim lights, which made packing difficult. The Metro is about a 10-minute walk away, and the main bus metro takes about 15 minutes to reach on foot. Both get you into the heart of the city for less than $1, though you need to buy the card at the subway station. I also would've liked a booklet with local sights and restaurants. I loved Frida Kahlo Park, and there were no tourists there.

We spent four nights at the bed and breakfast on our honeymoon, and it was lovely. The host was welcoming and very easy to communicate with, and the room felt nice and safe. Breakfast at their little cafe, Carmelina, was included and delicious. I also got to tick the Frida Kahlo house and museum off my bucket list since we could walk there. Strongly recommend it for a Mexico City stay.
