The worst part of my stay in unit 212 at Kuxtal was the sound and vibration that seemed to fill the whole apartment for about 23 hours a day. It was in every room, including the bedrooms and bathrooms, with nowhere to escape. I couldn’t sleep peacefully or relax, eat, work, or watch TV. Sometimes it was harder to notice during the day, or absent for a few hours, so don’t judge it from a short visit. I’d only consider renting for a month before buying. I found it impossible to live there, and I think anyone who learns about the problem will avoid buying it, leaving an owner stuck with the loss. There were other problems too. Internet usually didn’t reach the two outer bedrooms, even with a booster, though it worked in the master. Toilets outside the master bedroom had weak pressure and often clogged. The fridge collected water, and food in the freezer got freezer burn after about a week. The master closet didn’t open or close properly. A leak from upstairs damaged the ceiling in the middle bedroom’s bathroom while I was away in Canada for a few months trying to get away from the noise. I’d prepaid six months’ rent, so I was stuck with the place. When I returned, there was terrible mold. The wooden cabinets below had started lifting and molding too, and I suspect the damage is still there unless they replaced the walls and cabinets. The apartment looked spotless when I first walked in, with a neatly set table and the air conditioners running. I later felt that this gave a misleading impression of how well it had been maintained and masked the noise. I had more complaints, but those give you the idea. I’m sorry to the other owners at Kuxtal. I’d planned to leave quietly, but Cindy refused to return my deposit even though I left the place in excellent condition. When I rented from Luis, who owns 404, he was happy with how I left his place and returned my deposit within a few weeks. Cindy instead demanded that I pay to polish the floors and clean eight chairs, although only my mom and I had stayed there, we’d had no guests, and we used just two kitchen chairs. I regret renting there. I would not buy unit 212 in Kuxtal.

We had a great stay. The Airbnb was clean, and the staff were friendly. The location made it easy to walk to good restaurants and the beach, with a 24-hour convenience store on the corner, while still being close to everything and away from the noise of 5th Ave. The pool and rooftop patio were lovely places to relax. Highly recommend.

If you want somewhere local rather than a hotel, this feels like a good middle ground. It’s right off the main promenade, with an interesting architectural design and a rooftop pool facing Playa and the ocean. There’s 24-hour security, and the free parking is a real help since finding a space can be miserable.

I’ve been coming to Riviera Maya for over 20 years, and unit 501 is in a great spot with nice furnishings. I’d recommend it. In my opinion, it only needs a little TLC to be a perfect rental.

The duplex was in good condition, with appliances and a balcony, and it’s close to the beach. It’s also right by 5th avenue, where you can find just about anything you need. I loved it and would recommend it 100%.
