I had a decent first solo trip here, and loved the quiet, privacy, jungle sounds, and nature from the front and back balconies. The place looks lovely, the photos match it, the resident pets were sweet, and everyone I met was friendly. Denise was responsive and helpful. I arrived late from the airport, and GPS couldn’t find the Airbnb until we reached Tulum, but checking in through the gate was easy. I rented a scooter through their associate Juliet, which was great. It’s well placed for cenotes, Holistika, nearby food, a convenience store, and a pharmacy around the corner. The beach and hotel zone are 15-20 minutes away by scooter. Gypsea Market, an organic and health food shop nearby, is very expensive. I recommend Pepe's street tacos down the road. There were some things I didn’t love. It had a bit of an abandoned hotel feel, with nobody at reception or around to answer questions in person. The lounge was always empty. I would’ve appreciated a greeting, meeting the owners early on, or help with my luggage. I ran into Denise toward the end, and she explained the place was moving toward a more independent stay, with less staff presence. I’d read older reviews describing more owner involvement and a reception desk, so I was confused at first. The space could feel livelier and more homey, but that’s a matter of preference. The surfaces were organized and uncluttered, but the floors, counters, and couch were dusty. My sensitive skin broke out after sleeping on the sheets. They changed them quickly when I asked in case dust or dirt was the issue, and I felt better, though still itchy. Laundry detergent could have caused an allergic reaction. There were mildew stains on the couch and outdoor lounge pillows, and the bathroom hand soap dispenser was broken and moldy inside. I appreciated having a kitchen, but it wasn’t fully equipped as I’d been told. There were no pot or pan lids, no microwave, and no oil or spices, so I had to buy my own oil and spices to cook. At least there was salt. Maybe I’ve just had different experiences with what a fully equipped kitchen includes. For longer stays, note that the fridge is small with very little room, more like a hotel fridge. Because the itchiness and cleanliness left me unsure, I may not return, though I can recommend the place to people with simpler needs who prefer quiet and independence.
