Our clients arrived at about 19:00, within check-in hours, to a Luxury Penthouse booked directly through Mistiq. The apartment was in awful shape: a filthy sofa and chairs, missing lamps, dead flies on the doors, and room decorations that didn’t match the photos. There was no staff on site. My assistant contacted the concierge right away, and because of the time difference I reached the reservations team at 3 AM. They didn’t reply until 13:00, apologizing and saying they could send a cleaning team then. Our clients had already left immediately after seeing the condition, and I told the team that. They said they would look into it, so I expected a full refund. They promptly returned the cleaning and safety deposit, but nothing more. After three days, I asked about the refund and was told they never do refunds. I went to the office. The reservations employee laughed at me, said I could do whatever I wanted, including contact the police or write a bad review, and refused to do anything. She blamed us for leaving instead of waiting for cleaning, even though nobody had told us anything until 13:00 the next day. She then called someone she described as a manager. He sent me out of the office and said leaving was our fault, that this was normal in Mexico, and that he had personally offered cleaning right after check-in. I later learned he wasn’t even there, so that was a complete lie. The staff lied and laughed in my face. It seems nobody gets a refund because if something goes wrong at Mistiq, they make you the problem. As an “act of good will,” they returned 150 Usd out of almost 800 Usd, then stopped responding. I can’t recommend staying at Mistiq now or in the future. It used to have good service, but clearly doesn’t anymore.

The spa and gym were great, and the shuttle made it easy to visit a beach club that turned out to be very good and reasonably priced. The staff were friendly and very helpful, and everything was as promised. I had a great stay and would highly recommend the Mistiq Tulum.

A car made getting around much easier, and saved us from high taxi prices for short trips to the beach or the risk of biking on the highway. We definitely recommend having one, and I’ll be back. The place we rented was spectacular. The pools were spacious and comfortable, and it gave me the peace and quiet I needed to study. It was calm and relaxing. There’s security on site, and I felt safe the whole time. One day an American couple had a very loud argument that carried across the pool, but security dealt with it quickly and professionally. Reception was easy to ask for help, and the staff were friendly. The gym was comfortable and well equipped. The café outside is quite expensive, and things sold on that level around the condominiums cost more than elsewhere. Better to drive to a 7-Eleven or town center for cheaper food and better tacos.

The property is beautiful, but the pool rules have taken all the fun out of it. They’ve become strict about music, having a drink, sitting beside the pool, and pretty much anything enjoyable. I’m surprised smiling is still allowed. We’re a couple in our 30s, not looking to party, but we wanted to listen to tunes and maybe have a cold drink in a plastic safe cup by the pool. Apparently that isn’t allowed anymore. If you want to do anything other than sit in silence beside a pool where you can’t do anything, pick somewhere else. I never thought I’d leave a bad review for my favourite Tulum Airbnb, but here we are. I’ve stayed here many times over the years, and this year’s rules changed everything.

We had a good stay and I’d recommend the place. The unit, d104, was clean, nicely furnished, and had a washer and dryer plus everything needed to cook and be comfortable. The owners really went above and beyond: when the AC broke on our first night and couldn’t be fixed until the next day, they let us stay overnight in another unit they owned at a different property. The internet did go out every day at 9 am for a few hours, so I have mixed feelings. Still, aside from those hiccups, it was a good stay and I’d definitely return.
