The room and private bathroom were clean, and it had both air conditioning and a ceiling fan. For less than RM50, a queen double room is good value. There's a 32-inch smart TV for YouTube, Netflix, and similar services, but no live TV channels. A Coway purifier in the corridor provides hot or cold water whenever guests need it. The shoplots in the same row include a mamak restaurant and KK Mart, which is convenient. If you're a light sleeper, avoid a room with a window facing the main road, since traffic noise goes on through the night. An internal room without a window may suit you better.

The room itself was nice and clean, though the water pressure was so-so and slowed down at night, probably because there were lots of guests. The check-in experience was awful: the front door was locked, nobody was at reception to let us in, and there wasn't even a doorbell. After 30 minutes we got inside and were told the receptionist was on emergency leave and the system was down. We then waited another half hour for the boss to check us in over WhatsApp. Three other guest groups went through the same thing at the same time. Zero stars for customer service. Please rethink how you run the business.

For the price, it was alright. The climate control worked well and the rest of the house was clean, and I don't think cockroaches or bedbugs are something to worry about there. The location is a little far from the center, but it's easy to grab into town. Our room hadn't been cleaned, and the bathroom was very wet from someone showering. We pointed out the stained sheets when we arrived and were told they were clean. The towels were stained too, so we got replacements, but those were stained as well. The service was polite, and the owner personally made sure we got our deposit back. I can't tell whether the sheets had been used before or the stains just don't come out well.

The place was spotless, and I was very satisfied. Affordable and worth it.
