We arrived at about 10 pm on 4 February 2026, my family of 16 including elderly relatives aged 60-70, and found the property in unacceptable condition. There was a strong musty, mold-like smell, droppings on the bedsheets and pillows from an unknown source, spider webs throughout, lizard droppings and hair on the floor, and a leaking, splashing toilet basin pipe. It clearly wasn't ready for guests. Because of the hygiene issues, the late hour, and our elderly family members, we left at 11 pm and arranged another place to stay. I had booked through Agoda in June 2025. The host asked me to cancel that booking and book directly instead. After Agoda confirmed the refund, I paid a 50% deposit on 7 September 2025, then the rest before check-in for 4-8 February 2026. When we contacted the host, he said he was overseas and sent us to the co-host. She wouldn't come because of the distance, but said she'd talk to him about a refund. The next day, the host agreed that two upstairs rooms weren't satisfactory, but said the downstairs rooms were fine. We had booked the entire unit. He refunded only the first night. For the remaining balance, he gave us an informal receipt without full business identification and declined our request for a proper receipt for company reimbursement. In my experience, the property wasn't ready, the service didn't match what was advertised, and the response to our complaint was inadequate. Future guests should check cleaning standards, management availability, and receipt policies before booking.

The guesthouse was very dirty, with broken areas, a bed with serious problems, and issues in the shower room and toilet. I negotiated with the owner to stay for just one night, and they agreed to refund me, but now they keep avoiding the issue and won't pay it. This is an extremely irresponsible and dishonest business that won't address problems. As a traveler, I've permanently blacklisted them. Choose them if you want the same terrible experience.

The host was super friendly, and the rooms and toilets were reasonably clean. It's close to KSL and the popular Keijometo cafe. Security guards everyone entering through a guard post, which is a plus for safety. Best Airbnb, with useful facilities like KTV, a water filter, and board games.

The location is good, right in central JB, but this wasn't a nice family stay. Two of the six bedrooms have full-size glass windows with no curtains, so they aren't really liveable, especially for ladies. There's no covered path from those rooms to the toilet, meaning you'd need an umbrella or get wet in the rain. In two of the six bathrooms, the toilet pumps don't work because there's almost no water pressure to fill the tanks, so you have to carry water in by hand. One bedroom's air-conditioning is linked to the light switch, so turning off the light also turns off the AC. Three bedrooms have no side table or wardrobe for bags and luggage. The outdoor garden is overgrown and poorly maintained. The karaoke sets aren't great, so don't expect much from the English or Malay song selection. Maybe okay for a bachelor group of guys.
