The bay had calm, clear water and a nice sunset, and the beach was about a five-minute walk away. But the units are packed tightly along a narrow alley with no open space, so it felt cramped rather than like a beach retreat. There’s only a very small, sheltered shallow pool. The A-frame chalet and large outdoor pool shown in some online photos aren’t from this resort. At over RM300 a night, we felt the value was poor. Most island accommodation was booked during the annual Kaliamman Festival between February and March, and the island was extremely crowded, so we stayed. We were first given a room that wasn’t the category we’d booked on Booking.com. It smelled musty and looked dated, with an old fridge, air conditioner, hot water unit, and bedsheets. There wasn’t a fan either. The front desk said rooms booked through Booking.com or Agoda might differ from the online photos. After we insisted on what we had paid for, they agreed to give it to us. They called it a “higher value” room, but it was exactly the category we’d booked. There are only a few small food stalls and shops along the road nearby. The rooms aren’t soundproof, so people talking and walking outside at night were easy to hear. There was no bottled water either, which was disappointing at that price. Outside the Kaliamman Festival period, I’d avoid visiting Teluk Nipah during the Muslim fasting month. Since it’s a predominantly Malay community, most eateries close during the day, so finding breakfast or lunch can be very difficult unless your hotel provides meals.

The location was good, close to Teluk Nipah, the beach, and plenty of stalls. But the smell hit us as soon as we arrived and lingered in the bedrooms and common areas. Opening the windows didn’t help, and it made relaxing difficult. For non-smokers, that alone was a major problem. Worse, the cigarette smoke affected our family’s health. Our youngest had trouble breathing during the stay and needed an emergency nebulizer. It was very stressful and concerning, and no family should have to deal with that on vacation. The chalet could have been enjoyable if it had been cleaned and kept smoke-free. I strongly recommend enforcing a no-smoking policy more strictly and doing a deeper clean for the safety and comfort of future guests. Until then, I wouldn’t recommend it, especially for families or anyone sensitive to cigarette smoke.

The location was good, with food easy to find, and the rest was okay. The toilet wasn’t very clean, and there was still a coffee stain on the cup. A few things could use improvement.

The only real plus was being within walking distance of the beach. For the price and service, I could have found a better resort. The pool was just meh, and there were lots of unused things scattered outside the room. Our toilet was dirty. There was no fan, just an air conditioner that was dusty and didn’t cool the room. The fridge was dirty and didn’t cool either. The door was hard to open and close, and the curtain rail was dusty and rusty. I was really disappointed because my child has eczema and can’t tolerate dust. The iron in the lobby was badly burnt and not fit to use.

The owner was very friendly, and checkout at noon meant we didn’t have to rush in the morning. Our room was spotless, with very cold air conditioning, and shampoo and soap were provided. Wi-Fi worked really well throughout the stay. Nipah Bay Villa is in an unbeatable spot, about a two-minute walk from the beach. A very good stay.
