It’s peaceful despite being in a student area, and the rooms are comfortable and spacious with kind staff. The gardens shopping centre is conveniently close. The city centre is some distance away, so driving is recommended, or you can take the scenic route through the gardens and university campus to town.

The receptionist was so kind and helpful, and the whole place felt clean, cozy, and welcoming. I slept really well in the perfect bed, and the rooms at Aria on Bank are super comfy. Had such a great stay here in Dunedin. I’d recommend it and would choose Aria on Bank again when I’m back.

The internet drops in and out a lot, and the place gives the impression of a former student flat redone on the cheap. Maybe some of the units are nicer, but after writing all this out, I don’t think this place is very good. I wish I’d paid the extra $20 a night somewhere else. It’s cheap-ish, but I wouldn’t believe the mostly fake 5 star reviews. This doesn’t feel like a 4 star motel or hotel to me, more like a 2 star motel. The bathroom was the biggest problem. It smelled of mold, and there seem to be moisture or ventilation issues, with mold specks visible on the roof. The toilet brush wasn’t usable: when I tried to remove it, the holder came with it and the brush got stuck in the holder. Its odd design also lets poo water spill onto the floor. There was suspicious discoloration on the skirting by the toilet when I arrived, which looked quite unclean. The vinyl floor had a dark, pool-shaped area underneath that looked like possible water damage. The fan didn’t work either, meaning that while it isn’t a rental, it isn’t healthy homes compliant. The carpet had some minor staining or discoloration, barely visible, but it added to the impression. There were cracks in the paint, scuffs and superficial damage on most walls, and the paint around the windowsills was messy. It didn’t look professionally done.

We stayed three nights in a large unit with a loft bed. It was clean and tidy, affordable, and had all we needed. The host was very helpful and friendly. It’s handy to the cbd, only 6 minutes by car, and I’d stay again.

There were plenty of takeaway choices and a supermarket just a short walk away, so the apartments would work well for short or longer stays. They’re beautifully designed, well equipped, and nicely presented. Mao was incredibly kind and went out of their way to return something we’d accidentally left behind. A lovely place with equally lovely people.
