We were unsure about booking after reading all the negative reviews, but our two-night stay turned out to be the complete opposite of what we expected. The room was clean overall, though there were a few small spots on the bed sheet, everything worked, and we were comfortable. It's not a luxury resort, but it was perfectly fine as an affordable, reliable place to sleep. We were pleasantly surprised and would recommend it to anyone wanting a simple, budget-friendly stay. I hope this helps others who are hesitating like we were.

For 950 NZD, the condition of this place was unacceptable. We paid that for two nights on 12/02-13/02, and it felt like a complete waste of money. Our room was dirty and outdated, the sheets smelled bad, mosquitoes were inside, and the washrooms were filthy. WiFi barely worked, and the paper-thin walls meant we could hear everything from the next room, with no privacy or proper rest. The staff were rude and unprofessional. Don't be misled by the listing. There are much better options at this price, so avoid it if you don't want your trip ruined.

The views from the Motel across the lake and neighbouring hills were outstanding, and Manapouri village has a lovely bar, an antique shop and walks along the lake. The receptionist was super friendly. But the rooms smelled, weren't clean, and had blood on the duvet. They were dated, like something from the 1960s, and seemed not to have been updated since. The shared kitchen had no knives. For what we paid, it was the most expensive place of our four weeks travelling across NZ compared with the state of the facilities. There's no bar or cafe on site. It's unclear whether the bar/cafe next door is part of the facilities, but it's temporarily closed and doesn't look likely to open soon. If you're doing the Doubtful Sound NZ trip, I'd stay in Te Anau 17kms up the road, which has much more to offer. It's disappointing that the Motel hasn't updated its facilities.

The rooms were very cold, with just one extra blanket for one bed, and the heater barely gave off any heat. They were also old and outdated, with paper-thin walls. The room and silverware were dirty. The owner should be ashamed of what they charge for this place. I don't recommend it, and Orbitz and Expedia need to pull it from their booking listings.

The room smelled strange, the cushions were stained, and the kitchen facilities were unclean. The rooms looked nothing like the photos, so we gave ours up and stayed somewhere else. I wouldn't recommend it. Also, this is a motor lodge, not a hotel, and it's at Lake Manapouri, not Lake Te Anau. The name on Google and Booking.com doesn't match the name on the buildings.
