This is now a furnished apartment complex rather than a hotel, with 1 bedroom and 2 bedroom units. Rentals are monthly only, not daily, and water and electricity cost extra. Indian school, Sri lankan school, and two supermarkets are within walking distance.

Breakfast is average, but the staff are nice and helpful, and the facilities are modern and very clean for the price. The hotel is in a nice part of wadi kabir in Muscat, with plenty of parking, though it can get busy at night. You can also borrow cycles from the hotel for free and ride around.

The room was a good size for my big family, and when I wasn't happy with the one they first gave me, the staff changed it to suit me without hesitation. For the price, it's not bad at all. Staff are friendly, and the location makes it easy to get in and out for the main attractions.

It's fully furnished, but the TV doesn't work at all, the children's play area and gym are being used as a storage room, and the WiFi is poor.

There is free parking, and it's usually easy to find a space. A srilankan restaurant downstairs serves good food. The room itself is small, with a queen bed, TV, and small fridge; it's in an old, run-down condition. Fair for the price.
