The latest update is that Viboland's sales department representative said a convex mirror has been installed to help manage traffic entering and leaving the lower-level parking area as of 10/10/24. Earlier, Viboland management sent a plumbing team to work on the problem in my unit. Since October 4, 2024, the sewer smell has been gone, and I hope it stays that way. I'm still waiting for the parking issue to be resolved. I bought a one-bedroom unit before construction. The floor plan they sent didn't show where the trash room was, and I regret not asking. It turned out to be right beside my unit. I assume that's the case on every floor, so check for yourself. The parking situation was also frustrating. I first chose the sixth spot on the main floor, but a representative redirected me to the basement, saying the main-floor spaces were being pursued for commercial use. I agreed, only to later find residents parking in the spot I had picked. The basement driveway clearance is too low for van-type vehicles. I was livid. There had been a bad smell from the bathroom drain, and the property manager couldn't seem to find a lasting fix. I asked for a building plumber or contractor to inspect it, but no one came. The property management team was the only one that tried to help. Renovations inside your unit also require you to pay an architect or electrician for even small changes, and the in-house engineers have to approve the work. The bathroom has a small window for ventilation but no actual fan. Before the bank released the loan, I wasn't allowed to inspect the unit. Don't let a seller do that, it's a major red flag. At turnover, we found the windows and patio door didn't fit their frames. It took a lot of back and forth before the contractor finally fixed them. The concrete walls don't feel as solid as those from developers like Ayala Land. The sales and builder side of the company won't answer emails, especially complaints or anything that sounds like work for them. The rooftop, including the pool, is rented out for residents' private events without unit owners' permission or any mutual agreement. The one good thing is how much I learned from this. I learned not to buy a condo in the Philippines unless it's my primary residence and I've done every bit of due diligence I can think of.
