Treewood has good facilities and a comfortable place to live, and the misunderstanding with reception has been cleared up. The remaining problem is the laundry service. The supervisor said the 200-peso laundry service is basically a small-profit service for Treewood. They also mentioned a case where a customer's clothes went missing and said there wasn’t really anything they could do about it. I was told to wait upstairs in the recreation area for 2 hours and 30 minutes while my laundry was being done. It seems there won’t be any new options unless more residents complain or ask for better service. At least they explained it politely.

I spent three months at Treewoods Residences, and feeling safe there made the biggest difference for me. I was there during both earthquakes and a typhoon, and the building and surrounding areas felt solid and secure through them. The facade is attractive, and the garden is lovely to come home to. I’d asked for a mountain-side room, and the beautiful sunset view was something I looked forward to. Noise was the main downside. The walls and doors didn’t seem to block sound well, so I could hear ordinary conversations outside my door and noises from neighboring rooms. That sometimes affected my sleep and rest. For a long stay, the security and amenities are good, but expect to use keycards, have gate staff repeatedly ask your room number when you’re in a booked Grab or Taxi, and occasionally hear your neighbors.

Sleep was impossible after 7am, especially on weekends, because of the very loud sports complex next door. During my stay, a hanging mirror disappeared from my room after cleaners came in while I was briefly in the lobby collecting food. When I reported it, the receptionist gave an unacceptable excuse. Even after repeated follow-ups every few days, the mirror still hadn’t been replaced when I checked out, three weeks later. Staff seemed to show no urgency or accountability and kept making excuses. Housekeeping was poor too. They cleaned the room just once a week, and did a very superficial job. Eventually I stopped complaining because it was clear they had petty excuses ready instead of solutions. The whole stay was frustrating and unpleasant, with constant noise, poor service, and poor management. I strongly advise against this facility.

I’m staying at Treewoods now and have nothing but praise for the management and staff. The furniture and utensils are top class, and the facilities are superb. They clean the units weekly and change the towels twice a week. Ayala centre block and the bus station are a short walk away, with lots of dining options there.

I’ve lived in the hotel and apartment sides, and after traveling around Asia, this is the best place I’ve found to call home in the Philippines. There are downsides, but I still give it five stars. The location is just one block outside IT Park, close to a lively area that stays awake around the clock. Food is available late at night and early in the morning, and the crowd is more business-focused than party-focused, with hundreds of telemarketers working U.S. hours. Six 7-Elevens are within walking distance, Ayala Mall is a short stroll away, and there are pharmacies open until 3am. The building is fairly new and well-maintained. I’ve never seen a roach in my room, though ants or gnats show up occasionally and are easy to manage. Staff have treated me well, and even the wealthy owner is down-to-earth and pleasant to talk to. Rooms feel clean and newish, with large modern TVs you can connect a laptop to. Hot water is reliable, and the apartments have a small stove, rice cooker, fridge, and microwave. The air conditioning is clean and powerful. I like the no-alcohol rule, which helps keep the place peaceful and family-friendly. Everyone checks in, and visitors have to show identification. From what I’ve gathered, that rule followed past security issues in Cebu City. There’s video surveillance throughout, and the rooms feel secure, so I feel protected from theft. Onsite laundry is good and cheap, but when classes are on and all the units are full, you may need to sign up a day or two ahead. Wi-Fi runs at 50-100 Mbps, which is decent but slower than some nearby IT Park places that reach 450 Mbps at night. At least it’s better than the 12 Mbps at another nearby hotel I stayed at. If you’re a foreigner hoping for special treatment, this probably isn’t the place. There are plenty of expats and vacationers, so you won’t stand out like you might elsewhere in the Philippines. Korean student groups studying English stay here often. If you don’t like being around kids, that could be an issue. I like kids, but they can be noisy. Noise is my biggest complaint. Roosters crow at 3:30 AM, loud bass music can echo between buildings until 4 AM, and there was daytime construction as of February 15, 2025. Light sleepers should ask about the current construction situation before booking. Even with the noise and moderate internet, this is still the best place I’ve lived across Asia, and worth paying more than comparable places. It’s clean, convenient, secure, and friendly. The pool is great, and the gym is just okay. It could use more weights equipment if you want a proper workout, though the cardio machines are good. If you can handle some noise and don’t need very fast internet, you’ll love it here.
