I rented a unit for a month because I was thinking about buying in this condo. People say it's quiet, and yes, it is, but most of the units are vacant. With so few residents, I'm concerned about the high condo dues. Can around 30 unit owners really cover the upkeep of five buildings, the amenities, and staff salaries over time? I also spoke briefly with some residents who were moving out. One reason they were leaving and selling was that the community isn't pet friendly. Pets are cherished family members for many people now, so it's no surprise to me that this is pushing residents away. I remember an HOA poll where the person who won wanted the community to welcome pets, but he had already decided to leave for good. The place seems to be slowly turning into a ghost town.

It's a quiet, calm place to live, and everyday necessities are close by. Malls are about a 10-minute drive away. I've been staying in this Muntinlupa apartment for a year. It's decent for the price if you want affordability and convenient access, though nothing exceptional.

The palm trees should be allowed to grow tall so we can have better shade and more oxygen. The gardener needs supervision, and some homeowners should be taught about the benefits of plants and trees.

The walls, floors, and ceilings are so thin that it feels like you're boxed in with your neighbors, and everyone can hear everything. The basement parking spaces are also cramped and hard to find. There are cats everywhere, tracking dirt and germs across cars and other things. Packages get left in each building's lobby, and there are regular reports of items going missing or being stolen. There still aren't CCTV cameras, apart from one building where a resident donated them. Security inside is extremely tight. Once they wouldn't let me leave during an emergency because my mother had told them not to. I was 23, and it turned into a ridiculous Rapunzel situation and a screaming match at the guard house. Yet someone apparently managed to sneak over the fence and into the property last year. Amazing. The plumbing is awful. I've stayed in three different units, and the bathrooms were always musty and smelly. Alabang should have a breeze, especially with the southern location and elevation, but this place gets extremely hot. It gets worse whenever the Bay smells really bad, which happens every so often. It's also in a very inaccessible spot. For a long time, lots of restaurants and other places weren't available on GrabFood or Foodpanda, and delivery fees are high.
