Seda Vertis North Quezon City

The location is great, the price is still competitive, and the staff continue to be excellent. But after staying here twice a year since it was new, I’ve noticed the property isn’t being kept up very well. There’s an old-carpet smell, and the hallway walls look worn and grimy. My husband and I stayed for 11 days this time. The soundproofing was almost nonexistent: I could hear coughs and phone notifications from next door, and even from the 19th floor we could hear dogs outside. February also seems packed with events, so crowds make it difficult to find a seat at breakfast.

We’ve already booked another trip here. It’s in Vertis North, which feels like a calm spot in the middle of the busy city, and Ayala Mall is right across the way, so the location is handy. For the price, the stay felt luxurious and premium compared with other hotels in the same range. The staff were especially welcoming and accommodating, paying attention to what people needed and helping us feel at home.

The staff gave great service, and the breakfast buffet had a good range of choices. It’s also pet-friendly, as long as you pay the pet fee and request approval before your stay. The room didn’t feel like what I’d expect from a five-star hotel. The fridge barely cooled my drinks, and although the beds were clean, the floor felt sticky and dirty, like it hadn’t been mopped properly. The lobby was warm, with limited places to sit while waiting, and the air conditioning could use improvement.

The location is the main plus: it’s by a mall and next to a much nicer hotel and casino. For the price, though, I’d stay somewhere else, or spend more on the hotel across the street. We paid extra for a suite, but the room was worn out, sparsely decorated, and had furniture that was literally falling apart. The pool was dirty too. Service was frustrating. We were told we couldn’t eat food in the club area even though it had already been put out. If the time hadn’t started, it shouldn’t have been served yet. We also asked for extra pillows because our toddler sleeps with us. Staff said hotel policy wouldn’t allow it, then, after we pushed, offered just one extra pillow. Disappointing stay, and not worth the price.
