Urban Manor Hotel Annex

That outside guard was terrific and really helpful, but the stay itself needs a lot of work. We booked the best room at the promo rate of 2250php for one night because of the heavy rain in Roxas. The welcome at reception was underwhelming, and once we got to the room the air conditioning wasn't working, so we had to call to get it fixed. There were no towels until we asked. The fridge wasn't plugged in, and its outlet was almost impossible to reach. The hotel book mentioned room service, but when I asked reception, she told me to get the food from the restaurant myself instead of bringing the menu up.

The prices are affordable and the ambiance is good, so it could work if you're after a budget-friendly hotel. Staff were friendly and accommodating, though the facilities need improvement. We stayed in the annex, a few meters from the main building where the in-house restaurant is, so getting there meant walking over. Fine for a bit of exercise, but not great in the rain. Our room was decent, but the AC needed cleaning. Small ants kept appearing in one area on the walls of our third-floor room. Housekeeping tried to deal with them, but they were back several hours later. They didn't bother us, so we left them alone, though maybe their colony is somewhere in the building.

The room had clean floors, cool air conditioning, hot and cold water in the shower, cable TV, and fast WiFi. The trouble started with the logistics: check-in and checkout are at the main hotel about 100m away, so you have to carry your luggage there through the heat or rain. Our room wasn't ready when we went in, and the staff didn't greet or welcome us. The rooms are on the building's third floor, and nobody was watching the entrance during the day. We could also hear noise at night.

The complimentary breakfast wasn't very appealing, and there's no in-house restaurant. If you're hungry, the front office can help order food from a nearby place and get it for you. The staff were helpful with our luggage and carried it upstairs, which was useful since there isn't an elevator. The stay was comfortable.
