The rooms were clean, with fresh bedding and towels, and there was a fairly large guest parking lot. Staff were friendly and flexible, too. When we asked, a staff member agreed to serve breakfast earlier than planned so we could stick to our schedule. But the breakfast room couldn’t fit everyone, so some guests had to go back to their rooms and wait for others to finish. The food was mediocre, with only the cheapest sausages and cold cuts. The bathrooms were in terrible shape: shower doors didn’t close properly, and the trays sat on bricks. Room doors with soft-close mechanisms still slammed loudly, and the curtains were torn. Those things would be easy to fix and would make a big difference to the guesthouse’s rating.

The listing photos don’t match the place. Our triple room had three beds pushed next to each other and felt very cramped. The balcony was extremely narrow, with no chairs; the railings wobbled, and the curtains and drapes were torn. The shower drain was clogged, and the carpeting was awful, like in a summer cottage. Garden furniture was neglected too: the sandboxes were falling apart, toys were broken, and the deckchairs looked scary to sit on. It’s a shame, since the garden is large and could be lovely with new furniture. The wooden garden furniture looks like it has never been painted since it was bought. It feels like the owner doesn’t care about maintaining the property. There were some useful things: our room had a private bathroom, kettle, glasses, towels, and a balcony, and one building had a fully equipped shared kitchen. Parking was available, and the reception staff were very friendly. But the mattresses were old and needed replacing, the terrycloth sheets were awful and rough, and there was no fridge in the room. The single fridge in the shared kitchen had to serve guests from two buildings and couldn’t fit everything. The rooms were poorly soundproofed, so we could hear every word from the neighbors, and doors squeaked.

We’ll definitely be back. The resort is well maintained, and the courtyard was a lovely place to spend time with the children. It’s close to trails and there are lots of places to walk. Although it’s outside the city center, everywhere was still walkable, and despite all the nearby hotels, it didn’t feel crowded. The service was very friendly, the rooms were clean, and for stays of two weeks, extra room cleaning and changes of linen and towels are included. I highly recommend it.

The rooms were spacious and comfortable, breakfast had a good variety, and the prices were reasonable. The place is right by a great hiking trail next to the national park. There’s a shared kitchen in one building, while breakfast is served in another, so going between them can feel a bit rushed. From booking through departure, everything went well. Reception greeted us in a friendly, professional way and showed us the main local spots on a map. They were genuinely welcoming to dogs, not just pet-friendly on paper. We might come back when we’re in Karpacz; it worked out well for us.
