I lived there, and the conditions were awful. The room cost me 300€ and smelled of urine and weed. They smoke too, and everyone can do as they like, but the corridors were horrible. There was damp coming through the walls, bathroom leaks, and no hot water. The place was cold and windy, and the kitchen wasn't fit for use. She rented me a room without proper conditions. She doesn't issue receipts. There was no contract or receipt, yet the day before payment was due, the woman reminded me not to forget to pay. I also know of two people who lost their deposit because she chose to rent to someone else and didn't return double the deposit. I'll report it to the tax authorities. The law protects us, so she can't evict anyone, even though it's private property, or raise the rent however she wants when she's the one breaking the law. If we claim the room expense on our IRS return, that will get her reported too. People on holiday for a weekend don't know about these situations.

The grounds are lovely, and Valença is very close, though you need a car to get there. Rooms are clean and roomy. The facilities feel a little dated and the place is somewhat tucked away, but the staff are so friendly and helpful that you feel welcome as soon as you arrive.

The owner really makes an effort to help with any request or suggestion. We came by bike, and she drove us to a restaurant, then arranged a ride so we could get back to our cars. The rooms are comfortable and renovated, and the place itself is peaceful.
