The toilet was in poor shape, with weak water pressure and clogged drains. Cockroaches were everywhere, especially under the mattress where the bugs had gathered. I told staff multiple times, but they weren’t cooperative and didn’t deal with them. This place isn’t liveable. A garbage dump might have fewer cockroaches.

The location is right across from riyadh Avenue Mall (LULU market), but the place itself was a wreck. The photos speak for themselves. The AC was old but worked. The key needed recharging every day or it wouldn’t work, and one bedroom door was broken and had no handle. The beds had bedbugs, so we had to get them sprayed several times during our stay. The kitchen had a microwave but no stove. The bathroom was impractical, with a glass door that isn’t good for families and a toilet without a seat. When I pulled the exhaust fan’s string to turn it off, it fell out onto my head and could have injured me. The battered bathtub wasn’t much better. Water from the sink leaked out underneath whenever I used it, soaking and dirtying the whole floor because the pipes weren’t properly set up.

The price is good, but the owners should deal with the smell in the corridors by fixing the wastewater system. They should also change the bathroom doors for more privacy and comfort, and update the brand name on Google Maps. You’re welcome, and thank me later.

The room and lounge were dirty, the sofa was filthy, and there was a bad smell in the washroom and lounge. The floor and carpet weren’t clean either. The AC didn’t work properly, and the bed smelled bad. When I arrived, staff came to change the lock and asked me to wait while they reset it. That took half an hour, and then they still couldn’t give me a key card because all rooms were full and no card was available. I just needed to rest, but the whole experience was pathetic. When we asked for soap, they said the company doesn’t make soap so they couldn’t provide any. What are you charging for? Avoid this place.

The receptionist was okay, and the cleaner patiently brought us replacement things like blankets and pillows when we asked. But the building needs a full renovation, especially the elevator for safety, and the photos should be removed because they’re misleading. We paid 809 sr/night, including the stated 17% tax, without getting a satisfactory stay or service. We rented a suite, the worst I’ve seen. On the first night in room 117, we couldn’t sleep. It was dirty and old, especially the bathroom. The water was rusty in color, and the sink and faucet need serious attention or should be closed. I asked to move the next day because there was no security lock inside the room. The next room was a little better, but still not very clean. The screen door didn’t lock and was dangerous for kids. The refrigerator smelled, the telephone was very dirty, and we had to ask for things for the room.
