The staff are friendly and helpful, and I had a roomy, clean room with enough floor space to roll out a yoga mat for morning exercise. There’s an elevator, plus a solid wooden desk and a very heavy chair where I could sit comfortably and focus on work online. I also liked being able to open the large window for fresh air. It has a mosquito net, and from the second floor I could see greenery. For the price, it’s good value. The location is handy and fairly quiet on a side road, yet close to the night market. Tha Pae Gate, where the Sunday night walking street begins, and Warorot Market are both walkable. One suggestion: bring your own large towel and pillowcase. The towels provided are old, though acceptable, and I preferred using my own. If you're travelling with kids, be aware that the main street outside has lots of bars and bargirls. You'll need to walk along it to get to the night market or the old town. They won't bother you, but it's something to keep in mind if you're concerned about your children.

The room was clean and spacious, and the A/C, Wi-Fi, fridge, and safe all worked. There are loads of bars and restaurants nearby, plus a seven eleven just steps away. The only thing I'd fault was a shower curtain that needed replacing. I kept extending my stay and ended up there for nine days. The staff were really nice, too. It hit the right balance of affordable and comfortable for me.

This was one of my most disappointing stays in a long time. The place feels neglected, with dust all over, even in spots that look like they haven't been cleaned in ages. The air conditioner rattled and vibrated constantly, both day and night, and you could hear and feel it. Apparently some rooms don't have hot water. When guests complain, they just move them to another room instead of fixing it, which isn't an acceptable solution. You can hear everything from the next room because the soundproofing is practically nonexistent, so getting any sleep depends on your neighbors. The place feels short on basic cleanliness, comfort, and honesty. I wouldn't stay here again.

Not worth the price. There was mould and dust in the room, and the shower barely worked. Hot water was unreliable, while the A/C made a loud, nonstop vibrating noise. The walls are thin, so you hear everything from the other rooms. It felt unhygienic and badly maintained.

Stay away from this hotel. They call themselves a Budget Hotel and act that way in the worst sense. The rooms are full of dust, and the air conditioner is extremely loud, with constant vibration. Some rooms don't have hot water, which is ridiculous. If you ask about it, they'll just move you to another room. They even refill the water bottles and seal them to make them look new. There's no real separation between rooms either, so you can only hope your neighbors are quiet.
