Being close to so many good places to eat was one of the best parts of my two months here in January and February this year. Turn right out of the main gate and there’s a noodle shop I went to often, Kuay Tiew Tom Yum 7 Yod. The pork rib noodles were excellent, as were the chicken leg rice and pork leg rice. A little farther along is Khanom Jeen Gad Jang, where I had incredibly delicious Khao Soi, probably the best I’ve ever eaten. To the left is Heng huh noodles Chiang mai, where I often got seafood fried noodles. There are plenty of other tasty food spots and convenience stores nearby, too. The Monday market is close enough to bike to, and opens every Monday with fresh, affordable fruit and vegetables. I especially liked the little bananas, purple sweet potatoes, and corn. It’s also convenient for getting around. Chiang Mai University and Maya Mall are each about 10 minutes away by bicycle or motorbike. I don’t have a motorcycle license, so I rode my bicycle to the university. Living here at a slower pace gave me a much deeper, more nuanced understanding of Chiang Mai. My two months were an excellent experience, and I’d consider staying here again if I return. The apartment was very clean and looked after by professional housekeeping staff. Everyone I met, both residents and staff, was extremely polite. During daytime working hours the front desk is staffed. At other times the main gate is closed and needs an access card, and someone is always on guard at the parking booth. That made me feel very safe. My room faced south, so I could watch the sun rise and set, and see the mountain, almost every day. I hardly heard motorcycles, but planes overhead were loud. It took me about a week to get used to them. I think there were no flights from around 1 am to 5 am, but during that first week I could wake with a start at 5 am or 1 am, feeling like a plane was about to land on my head. The two people at the front desk were kind and interesting: Ying, and a handsome young man whose name I forgot to ask.

The location was what made me choose this place, since everything I needed was within walking distance. My room was spacious, clean, and just right for one or two people, with an amazing balcony view. I had a great stay. There’s a small gym, and the staff were so kind and helpful. Highly recommend :)

I stayed for a month in February 2025. The room and location were good, and the neighborhood had some life to it while still being quiet. The Wi-Fi worked fine for remote work and calls, and there are a few nearby cafes where you can work. Plenty of little restaurants and shops, too, with a laundry shop right in front of the building. I didn’t notice the water pump noise that other reviews mentioned. When I asked, management said it had been fixed.

The location is good, but that pump noise on the higher floors is a real issue. It keeps switching on and off every few seconds without stopping. Bedding costs an extra 600 baht, and no towel is included. You also pay extra for a microwave and kettle, which aren’t in the room, and the water charge is higher than standard. Update: they’ve partly fixed the water pump problem.

The room and shared areas were very clean, and the AC worked well. The shower had good pressure and temperature, but the room itself was bare and didn’t have a chair. The fancy headboard made it impossible to sit back comfortably on the bed, leaving the bed edge or tile floor as the only places to sit. The mattresses seemed very old and dirty, even though they had clean covers. The pillows were old and smelled, while the sheets and pillowcases were old and stained. Some residents slam doors at any hour of the day or night, which gets old. A lot of my mail went missing. I don’t know if it was stolen or picked up by mistake, but important items shouldn’t be sent here. They’re left on a table in the lobby where anyone can take them. The staff were friendly, though their English was limited. They were very absent-minded, so I had to watch things closely and couldn’t rely on what they said, since they might have forgotten or not been paying attention. Payment and deposit paperwork was clear, and checkout went smoothly. I left the room very clean and didn’t haggle over the THB 500 cleaning fee. The street is handy for coffee, food, laundry, 7-11, and drinking water. Next door there’s an excellent smoothie shop run by a very friendly family, and local merchants are friendly and smiley. Maya Mall is a pleasant 12-minute walk. The street itself is VERY loud, though, because a few local residents drive motorbikes excessively fast with deliberately loud, earsplitting engines. I’d call it decent for one to three months, but next time I’m in Chiang Mai I’ll plan ahead and find somewhere much better.
